If you've been sitting on the sidelines because of high mortgage rates, you've probably heard this advice at least once: "Just buy now and refinance later."

And honestly? It's not bad advice. But it's not the whole story either.
Refinancing isn't free, automatic, or guaranteed, and building your entire home buying plan around it without understanding how it actually works can put you in a tough spot down the road.

Dim photos. Short, generic descriptions. No prep, no strategy, no plan... we've all scrolled past them. In a market where buyers have options, that combination doesn't just look bad — it costs sellers real money.

For the past few years, almost anything would sell. A few photos, a sign in the yard, and multiple offers weren't uncommon. But today's buyers are taking their time; they have more options and are being much more selective about where they spend their money.

The homes that are moving aren't lucky. They're prepared. Priced with intention, photographed professionally, and marketed before they ever hit the MLS.
The key is making sure your home stands out from day one. ✨

Giving up a 3% interest rate is a tough pill to swallow when today's rates are nearly twice that.

Here's the thing: your interest rate is only one piece of the puzzle.
