What expenses do people forget when buying a rental property?

Vacancy and maintenance are the two biggest ones in my opinion. If a tenant moves out, how long will it take to place another tenant? And even if there isn’t anything that needs to be fixed immediately, there are always maintenance items that come up with owning real estate.
