Summertime Home Inspection Checklist

During a hot summer your home may be at the risk for a series of potential home disasters. Routine home maintenance and addressing problems in a timely manner is the key to preventing hefty repair bills. You should also consider getting a home maintenance inspection to find out what you can do to avoid potential issue before they become costly repairs.



Here is an essential summer home inspection checklist to help you keep your home safe and sound while beating the heat this summer.

Check the Air Conditioner
Verify that the AC unit is in proper working condition and look out for subtle warning signs like rusting inside the unit. If any obstruction like trees, bushes, or plants are found very close to the unit, they may ultimately damage the air conditioner.

Inspect your Drainage
Poor drainage can affect the overall quality of a home’s foundation. Inspect the gutters to make sure they are physically in good condition to transport water from the house. If it has not rained lately, lookout for soggy spots in the yard to get a hint about an underlying drainage problem.

Examine the Foundation
Inspect for foundation damage including, visible cracks on the outside and sagging floors and warped ceilings on the inside of the home respectively. Check the basement for cracks, warping, and other potential signs of a weakened

Check the Deck
With a quick deck inspection, you can figure out if it needs painted or stained and see if the essential safety features like guardrails are present or not. Make sure proper footing is present everywhere, as needed, to prevent your deck from sinking into the ground!

Investigate the Roof
The roof is the most significant and among the hardest places to inspect. Consider when the roof was last replaced. If it’s older than two decades, you may need to replace. Look out for flaky shingles that indicate a rotting roof which may need a quick replacement.

Check Out the Basement
If the home has a basement, make sure there is a system in place for proper management of the surface water and groundwater. Otherwise, a lot of damage can occur in your home.

Assess Wall Temperature
Touch the walls to determine if it is any hotter than usual. Wall temperatures can also reveal signs of a damaged foundation. If an interior wall feels especially hot, this may be signal that the home has weak insulation. This means that in summer and winter, your AC or furnace will work overtime to keep your home comfortable.

Buying a house or selling a house during this uncertain time?? Consider asking your home inspector if they do a video inspection or offer 360 pics of each room inspected.

During an inspection there are often more than just the inspector present for it. Today, that just isn’t the ideal situation. Videoing or offering 360 photos can help show the inspection to the client without having to have everyone be at risk.
