Use the mild days ahead to knock out a few important tasks like cleaning out the gutters, sealing up any drafts, and power washing to keep your home looking its best all winter long.

Not to be dramatic, but the online mortgage calculator might be the most misleading tool in your homebuying journey. 😅

Friendly reminder: online calculators don't know your credit score or the details of your financial situation. That means the payment they give you can be off (sometimes by hundreds of dollars a month), because they can't accurately factor in things like your interest rate, mortgage insurance, or loan program. Estimates can be so misleading, and what you should be looking at instead.

Don't let an online calculator decide what you can or can't afford. Talk to a lender first for a personalized breakdown. It's free, it's fast, and it's the difference between guessing and knowing.

If you've been "just looking" on Zillow for months... this post is for you!

I can't tell you how many people tell me they've been casually browsing Zillow for six months, eight months... sometimes even longer.

The funny part? Most of them are much closer to buying than they realize.

You don't have to start touring homes tomorrow or make an offer next week, but taking the time to figure out what you can afford, understand the process, and have a plan in place means you'll be ready when the right house comes along, instead of trying to figure everything out at the last minute.

With the fall market around the corner, now is a great time to get your ducks in a row.

One of the biggest mistakes sellers make? Pricing based on what their neighbor sold for months ago... or what they "need" to net.

But buyers aren't shopping in yesterday's market. They're shopping in TODAY'S market, and comparing your home to every active listing they can see right now. And the homes that attract the most attention? They're almost always the ones priced strategically from day one.

If you've been sitting on the sidelines because of high mortgage rates, you've probably heard this advice at least once: "Just buy now and refinance later."

And honestly? It's not bad advice. But it's not the whole story either.
Refinancing isn't free, automatic, or guaranteed, and building your entire homebuying plan around it without understanding how it actually works can put you in a tough spot down the road.

Bottom line: don't stretch your budget to a payment that's only comfortable if rates drop and a refinance goes through. Buy what works for you right now, and let a refinance be the bonus, not the plan.
