I’ll tell you when a house is overpriced, when your listing needs an adjustment, when a renovation isn’t worth the money, and when I think you should walk away.

Downsizing doesn’t mean downgrading. It’s about gaining back time, money, and freedom you didn’t realize you were spending on a home built for a different chapter of life.

Here’s something I’ve learned helping families through this stage: nobody wakes up one day suddenly “ready to downsize.” It usually starts small... noticing you only use four rooms. Realizing the yard feels more like a chore than something you enjoy. Doing the mental math on what the house costs versus how much of it you actually use.
