Jude Children’s Research Hospital and the Children’s Miracle Network Hospitals. They also donate supplies to local elementary schools. When she’s not working, Nicki loves to go to the beach with her husband and their two beautiful boys. Sometimes the first house is the one.

But you won't actually know that until you've seen a few more.

I tell every first-time buyer this on day one because nobody believes me until they're standing in their fourth showing realizing they don't know what they actually want yet.

Here's what happens. You walk into the first house. You love it. The kitchen. The light. The street. You're already mentally moving in.

Then we tour the next three. And suddenly you're looking back at house #1 thinking… wait. The closets were small. The driveway was weird. The neighbor's house was very close.

Nothing about house #1 changed. What changed is your reference point. You couldn't see what was missing until you saw it in another house.

This is why I push every buyer to tour at least 5-6 homes before writing an offer, even if you think you've already found the one.

If house #1 is still the favorite after #6, that's a real signal. And now you know.

If you're starting your search this summer, save this. Don't write the offer on day one.

I see this happen more than people realize. A buyer comes in with the strongest number and still loses. And it's not bad luck — it's strategy.

Here's what winning offers have in common:

✅ The buyer is pre-approved with a local lender that the seller's agent already knows and trusts. In a competitive situation, that matters more than most people realize.

✅ The offer is clean. No unnecessary contingencies, no asks that make the seller nervous. Every extra line in a contract is a potential reason to say no.

✅ The closing timeline works for the seller — not just the buyer. Sometimes they need to close fast. Sometimes they need 60 days. The winning buyer asks first and then delivers.

✅ They don't lowball and counter up. They come in with their best number and make it easy to say yes.
