Basically Anne Arundel County is heating up so here's a few key points for each:

$300-500k market:

1. Buyers have a window — the 66 price decreases suggest some sellers are negotiating, but the 48 active-under-contract shows well-priced homes still move fast
2. Inventory is refreshing quickly — 80 new listings in 7 days means buyers have choices, but need to stay ready
3. The market is balanced but competitive — closings (67) nearly match new actives (80), so supply isn't building up

The $500K–$800K range is actually moving faster relative to its inventory than the lower range. Fewer homes available but more pendings — buyers are competing. This is a great market for move-up buyers to act now before that inventory tightens further.
