The buyer on this one also happens to be my father!

We got his offer accepted after the home had been on the market for only 12 days, secured the property for $10,000 under asking price, and negotiated nearly $14,000 in seller credits.

At the final walkthrough, we discovered the interior had been left filthy. We went back to the negotiating table and secured an additional $500 at closing to cover the cleaning.

I’m not pictured because I arrived covered in sweat and rainwater—Florida weather had other plans for me—but I still made it to the closing table! 😂

Another home closed in Longwood! 🏡

These sellers first reached out back in July of last year just putting feelers out on what a move could look like. After helping a couple of their family members buy and sell over the years, we sat down, talked strategy, timing, updates, and I gave them a realistic expectation of what I believed the home could net.

Life happened and the move got put on pause for a bit. Fast forward to this year and we were able to get this 4 bedroom, 2 bathroom home to the closing table in just 41 days.

Strong home, great location, and sellers who trusted the process made for a great combo.

✨ BACK UNDER CONTRACT ✨

This one is proof that real estate isn’t always sunshine and rainbows. ☀️🌈

For this listing, I advised my sellers to replace the 15-year-old roof upfront. With a roof this age, insurance companies will either deny coverage or charge a premium. But sometimes you have to let things play out.

We went under contract in 15 days, but the deal fell apart after the roof failed the 4-point inspection. The buyers needed a 15K credit, and now with plans to replace the roof, that’s something my sellers weren’t willing to offer.

The buyers couldn’t move forward, and the deal died.

My sellers made the right call, pulled the home off the market, installed a brand new roof, and we came back strong. 💪🏽

Within 2 weeks… back under contract and within 5K of asking.

Sometimes you have to do the job twice. What matters is getting it done right. 🏡
