Don’t Let Higher Mortgage Rates Keep You From Exploring Your Dream Home
Have you put your home search on hold because of mortgage rates? Before you count yourself out, it may be worth talking with a lender about your options—including buying down your interest rate with discount points.
The goal is to find a home and a payment you feel comfortable with.
How does buying down your rate work?
Discount points are an upfront cost paid at closing in exchange for a lower mortgage interest rate. With a fixed-rate loan, that lower rate stays in place for the life of the mortgage.
One point equals **1% of your loan amount**. On a $250,000 mortgage, one point would cost $2,500. The amount it lowers your interest rate varies by lender, loan type, and market conditions. Buying one point does **not** automatically lower your rate by 1%.
Is paying for points worth it?
That depends on the upfront cost, your monthly savings, and how long you expect to keep the loan.
Here’s a simple hypothetical example: If points cost $2,500 and reduce your payment by $75 a month, you would recover that cost through payment savings in about 34 months. After that, the monthly savings continue for as long as you keep the mortgage.
If you sell or refinance before reaching that point, you may not recover the full upfront expense.
Ask your lender for estimates with and without points, including closing costs and monthly payments, so you can compare the options.
**Keep your whole budget in mind**
A lower interest rate can help, but you also need room for property taxes, insurance, maintenance, and everyday life. Paying for points should leave you with enough savings to feel comfortable after closing.
And while refinancing might become an option later, choose a payment you can afford today.
If you’re thinking about buying around Decatur or Huntsville, let’s talk about your home search and connect you with a lender who can explain the numbers.
