Don’t wait for the first COLD night to find out your furnace isn’t ready. 👀🥶

We’re heading into October, which means cooler Central Illinois weather isn’t far behind.

Before you officially switch from A/C to heat, give your heating system a little attention.

🔥 Turn the heat on for a test run.
Don’t wait until you’re freezing to discover something isn’t working properly.

🧹 Check your furnace filter.
If it’s dirty or due for replacement, take care of it now and follow your system manufacturer’s recommendations.

👃 Pay attention to unusual smells.
A temporary dusty smell when the furnace first runs can occur after sitting unused, but persistent burning, gas-like, or unusual odors should be taken seriously.

👂 Listen for unusual noises.
Banging, rattling, grinding or other new sounds may be worth having checked.

🚫 Keep the area around your furnace clear.
Don’t store boxes, cleaning products or other clutter against your heating equipment.

🔧 And if your system is due for professional maintenance, now is a much better time to schedule it than when everyone is calling because the temperature suddenly dropped!

Test it BEFORE you need it.

Preventative maintenance may not be exciting…

Summer is ending…does that mean you missed your chance to buy or sell a home this year? 🍂👀

Not at all.

Spring and summer tend to get a lot of attention in real estate, but here’s something I want buyers and sellers to understand:

The real estate market doesn’t simply shut down when summer ends—it changes.

🍂 For buyers:
You may see a different level of competition than you experienced during the busier spring and summer months. But remember—inventory can change too, so fewer buyers doesn’t automatically mean you’ll have your pick of every house.

🏡 For sellers:
There are still people who need and want to move in the fall. With the right pricing, presentation and marketing strategy, your home can still attract serious buyers.

📊 And this is the important part:
Don’t make a buying or selling decision based solely on what you’ve heard about the “best time of year” for real estate.

Your LOCAL market matters.

Inventory matters.
Pricing matters.
Competition matters.
Interest rates matter.
And most importantly—your personal situation matters.

Your home doesn’t have to look like everybody else’s. ❤️

Social media can have us thinking every home needs the same colors, the same furniture, the same kitchen, the same perfectly styled shelves…

But here’s your Sunday reminder:

Your home isn’t a showroom. It’s YOUR story.

Display the family pictures.

Keep Grandma’s old dish that doesn’t match anything.

Hang the artwork your child made.

Use the furniture you actually feel comfortable sitting on. 😂

Choose the colors that make you happy—even if they aren’t what’s trending right now.

Because years from now, you probably won’t remember whether your home followed the latest decorating trend.

You’ll remember the people who gathered there.

The holidays.

The celebrations.

The Sunday dinners.

The laughter.

The ordinary days that eventually became some of your favorite memories. ❤️

✨ A beautiful home isn’t created by following every trend.

It’s created by filling your space with the people, memories and things that mean something to YOU.

So decorate your home.

🎙️ REAL TALK WITH KISHA

Everybody doesn’t need to understand what you’re doing.

Whew. 👀

Sometimes we spend way too much time trying to explain our plans, our goals, our decisions, and even our dreams to people who were never given the vision in the first place.

And I’m learning something:

You don’t always need validation to know you’re moving in the right direction.

Some people won’t understand why you’re working so hard.

Some won’t understand why you’re trying something new.

Some may even question why you’re doing it now.

And that’s okay.

You can listen to good advice.
You can learn from people who know more than you.
You can pray about it.
You can do your research.
You can make adjustments when necessary.

But at some point…

You have to trust yourself enough to MOVE.

Not everybody is going to clap.

Not everybody is going to see it.

And everybody certainly isn’t going to understand it.

Build anyway. ❤️

Today’s Real Talk:

Stop requiring everyone else’s approval for something YOU feel called to do.

Stay humble enough to learn.

Stay wise enough to listen.

But stay confident enough to keep going. 💯

“It was there when I toured the house, so it comes with the house…right?” 👀

✅ FACT:
Not necessarily!

This one can surprise buyers AND sellers.

That beautiful refrigerator?
Washer and dryer?
Mounted TV?
Garage refrigerator?
Patio furniture?
That gorgeous mirror hanging in the bathroom?

Don’t assume anything.

Some items may be considered fixtures, while others are personal property. And depending on the item and your contract, what stays with the home should be clearly addressed in writing.

Here’s where problems happen:

A buyer walks through the house thinking, “Oh, that stays.”

The seller is packing thinking, “Oh, that’s definitely coming with me.” 😂

Then somebody is surprised later.

💡 Today’s Fact vs. Fiction takeaway:

If it’s important to you, don’t assume—ASK and get it in writing.

Buyers: Make sure you understand what’s included with your purchase.

Sellers: If there’s something attached or displayed in your home that you absolutely plan to take with you, discuss it with your REALTOR® before it becomes an issue.

Clear expectations now can prevent confusion later. 🏡🔑

Because in real estate…

When was the last time you checked your garage door—not just whether it opens and closes, but whether its SAFETY features work? 👀

Your garage door is probably one of the largest moving objects in your home, and it’s something many of us use every single day without giving it much thought.

Take a few minutes to check:

🚗 Photo-eye sensors — Make sure they’re aligned, clean and unobstructed.

🛑 Auto-reverse feature — Your garage door should reverse when it detects an obstruction.

👀 Cables, springs and rollers — Look for visible signs of wear, rust or damage. Don’t attempt to adjust high-tension springs or cables yourself—call a professional.

🔊 Listen to your door — New grinding, squeaking, jerking or unusual movement deserves attention.

📦 And while you’re there, make sure boxes, tools and other items aren’t blocking the sensors.

Online home-value estimates can be a helpful starting point, but they don’t walk through your front door.

An automated estimate may use available data such as recent sales and property records—but it may not fully account for things like:

🏠 The actual condition of your home
✨ Updates and improvements you’ve made
🔨 Repairs or deferred maintenance
📍 Differences between your home and nearby properties
🏡 Features that make your property stand out
📊 What’s currently competing with your home for buyers

And sometimes two houses that look similar on paper can be very different once you actually see them.

That’s why, when you’re seriously considering selling, you need more than an online number.

A REALTOR® can look at comparable properties, current competition, market activity and the specific features and condition of your home to help develop a pricing strategy.

💡 Today’s Market Minute:

An online estimate is an algorithm’s calculation—not a walkthrough of your home.

Use it as information.

It’s okay to want more and still be grateful for what you have. ❤️

Maybe your current home isn’t your forever home.

Maybe you want a bigger kitchen, another bedroom, more land, a finished basement—or maybe you’re dreaming about owning a home for the very first time.

There’s nothing wrong with wanting the next chapter.

But while you’re working toward what’s NEXT…

Don’t forget to appreciate what’s NOW.

The roof that’s covering you.

The kitchen where meals are made.

The couch where you unwind after a long day.

The bedroom where you get to rest.

The address where some of your life’s memories are being created right now.

Sometimes we’re so focused on the next house, the next goal, the next upgrade or the next accomplishment that we forget…

There was probably a time when something you have today was something you once prayed for. ❤️

So keep dreaming.

Keep planning.

Keep working toward the next chapter.

But don’t rush through this one trying to get there.

🎙️ REAL TALK WITH KISHA

Can I tell you something I’m learning?

Sometimes you have to start BEFORE you feel ready.

I think we convince ourselves that eventually there will be this magical moment when we feel completely prepared.

When we know enough.
When we have enough money.
When life slows down.
When we’re not nervous anymore.
When everything finally makes sense.

And then we’ll do it.

But I’m learning…

That day may never come. 👀

There are things I’m doing today that I probably would’ve talked myself out of a few years ago because I would’ve thought:

“I need to know more first.”

And don’t get me wrong—I believe in preparing, researching and doing things the RIGHT way.

But there’s a difference between preparing and hiding behind preparation because you’re scared to start.

Whew. That one was for me too. 😂

Sometimes confidence doesn’t come BEFORE you do the thing.

Confidence comes FROM doing the thing.

You learn.

You make mistakes.

You ask questions.

You adjust.

You get better.

And one day you look back and realize…

“Wait a minute. I’m actually doing what I once wasn’t sure I could do.” ❤️

So my Real Talk for today is simple:

Prepare yourself—but don’t wait until fear gives you permission.

Apply for it.
Start the business.
Take the class.
Make the phone call.
Try something new.
Take the first step.

You don’t have to know exactly how the entire story is going to unfold.

You just have to be willing to start the first chapter.
