Very happy for, and a little jealous of, my clients who were looking for a larger home and ended up with a new hip urban lifestyle in the Old Depot District of downtown Decatur. In their new townhome, they can walk to coffee at Opo in the morning, have lunch at Kelly’s Market, and dine at Kimball House in the evening, all within one block of their new home. The search wasn’t stressful because we negotiated temporary occupancy when they sold their home. Now they have time to make some changes to their new townhome and move in at their own pace. A few years ago, Linda and Ed tried to sell their home without success. They moved out, got settled in their new home, and were wary of trying again. They interviewed agents and ultimately chose me to sell their home. I suggested paint, pressure washing, some repairs, and staging, and then managed the work. We discussed data and strategies to price their home with input from agents at a pre-list pricing caravan. Our hard work paid off; they were under contract in two days. But, as I like to remind sellers, it’s a long way from being under contract to the closing table. There were surprises and an extension of due diligence, and I guided them through each hurdle. As of late last night and with the hard work and grace of Molly Carter Gaines representing the buyers, Linda and Ed are heading to closing on their beloved family home.

When deciding where to spend money getting your home ready to sell, the front facade should be at the top of your list. Paint, flooring, and a deep clean are the minimum you need to address to present an attractive house to buyers. Curb appeal is what makes them fall in love. With this upcoming listing, we replaced broken sconces, removed an awkward metal door that used to have screens (and saved it in the garage for historic purists), stained and sealed the door, painted the iron railing and door hardware, and pressure washed the stairs and walkway.

Sometimes the closing is anti-climactic. The seller is out of town; her daughter-in-law acts as power of attorney. The buyers sign separately. A quiet ending to a fast sale obscures the village that makes it all possible. No job was too small for my handyman Aaron Tozer-Rich, my junk haulers Discount Junk Removal - Atlanta, GA came out twice, and the hard working buyers’ agent Carson Cowan, Atlanta Realtor pulled his weight and then some. Imagine living in a house on over a half acre of woods with a stream. A stream in which neighbors say they have seen otters. Overhead, hawks soar. At night, owls hoot. This oasis in Druid Hills is not only private and peaceful, but a pleasant walk to Emory, the CDC, coffee shops and restaurants, and a grocery store. Coming this week!
