Homes are still moving fast if they’re priced correctly. According to Redfin, 44% of homes sold in July had multiple offers, down from January’s peak of 70%, which is still quite strong.

✨🔑Even though we still have less than 2 months of inventory on the market, the real estate market is shifting. Mortgage rates have fluctuated. This has made buyers become more picky as the higher rates are pricing many of them out; making overpriced listings stay on for months instead of days.
In order for fewer days on market and receiving over list price offers - Houses need to be in great condition and most importantly priced correctly.

I met Paula bartending in Oakhurst 12 yrs ago. I have since had many laughs over M A N Y margaritas and might have taught her toddler how to bartend 😂 (swipe left to take note - actually keep swiping left to see some of the shenanigans I’ve experienced with her children)😍😝😎

The real point is, I got to help her momma sell the home she raised 6 kids in and made many memories. It was bittersweet because the buyer has the same plans with his children. Onto new beginnings. 💕💗
