✔️ Today’s word: Power of Attorney

A Power of Attorney is an instrument authorizing another to act on one’s behalf in legal matters.

For example, a buyer or seller might sign a Power of Attorney to allow a trusted person to sign closing documents for them if they can’t be present at closing.

Title Insurance vs. Homeowners Insurance: What’s the difference? 🏡

Many buyers assume these do the same thing, but they protect 2 different aspects of homeownership!

Title Insurance protects your legal ownership of the property by covering issues that occurred *before* you purchased the home, such as:
▪️Undisclosed heirs
▪️Forged documents or signatures
▪️Unpaid liens
▪️Errors in public records
▪️Ownership disputes

Homeowners Insurance protects the physical home and your belongings against *future* events, such as:
▪️Fire
▪️Weather related damages
▪️Theft
▪️Certain types of water damage
▪️Personal liability (depending on the policy)

Title Insurance is a one-time fee paid at closing that protects you as long as you own the home, while Homeowners Insurance requires ongoing premium payments to maintain coverage.

Both policies are important, but they protect you against different types of risks!

Ever come across a real estate term and think, “What does that even mean?”

✔️ Today’s word: Proration

Proration is the process of dividing certain expenses between the buyer and seller based on the portion of the year each party owns the property.

For example, property taxes may be prorated at closing so that each party pays their share for the time they owned the home.

What is earnest money?

Earnest money is a good-faith deposit made after going under contract to show the seller you’re serious about buying the home.

Once submitted, it’s held safely in an escrow account, often with the title company, and applied toward your down payment or closing costs.
