Some houses are just houses. And then there's 63 Lakeview Drive.
Built in 1925, back when Kirkwood's bungalow boom was in full swing, this brick beauty has anchored one of Atlanta's most beloved historic streets for nearly a century. Original hardwoods, two fireplaces, a wide front porch made for rocking chairs and conversation, and a covered back porch that quietly becomes everybody's favorite spot. The kitchen's been updated, the primary bath is brand new, and the carriage house out back is just waiting to become your studio, workshop, or ADU.
3 beds, 2 baths, 1,800 sqft of character you genuinely can't fake. Walk to the shops on Hosea + 2nd, Bessie Branham Park, and the PATH trail. Two MARTA stations close by, downtown ATL in under 15. Offered at $765,000.
Nearly 100 years of Atlanta history live in these walls. Whoever calls it home next gets to write the next chapter.
Save this, tag your people, or reach out for a no-pressure look. 🦅

Atlanta got "too busy to hate" the right way.
Today's the day to remember why that phrase had to be earned, and to spend some time in the parts of the city where the work actually happened. Sweet Auburn. The King Center. The neighborhoods that built the soundtrack.
If you're new to Atlanta, this is the history that made the city worth moving to. If you've been here a while, it's a good Friday to take the long way home.
Happy Juneteenth, y'all.

Not in a Pinterest-board way. Actually. Little Creek Horse Farm, right there off Constellation Drive, while you’re ten minutes from Decatur Square and a quick run to Emory.
New listing in the Towns at North Decatur. Three bedrooms, three full baths, each with their own walk-in closet (roommates, work-from-home pairs, or anyone tired of negotiating the shower schedule). Open kitchen with the kind of island you actually use. Deck off the main for porch-and-a-glass evenings. Lulah Hills going up around the corner means the neighborhood’s about to get a lot more interesting.

Well, it's official. Realtor.com just announced what we've been seeing on the ground for months. The bidding war era is over.

For a few crazy years, sellers could put almost any price on a home and watch the offers roll in. Those days are behind us, and honestly that's not bad news. The market just got honest again.

So what does that mean if you're thinking about selling? Price your home right and buyers still come. Price it too high and it sits. A home that sits doesn't wait around patiently. It goes stale, loses its shine, and usually ends up selling for less than it would have if you'd priced it correctly from the start. The numbers back this up. Homes that sell in the first month tend to fetch more than asking, while the ones that linger for months settle for less.

This is exactly where a good agent makes the difference. We won't pull a number out of thin air, and we won't just tell you what you want to hear. We price it right, present it beautifully, and negotiate hard on your behalf, all while keeping the whole process calm and drama free. Warm with you, tough on the deal.

If selling this year has been on your mind, let's talk before you settle on a price. No pressure, no obligation. Just a friendly conversation.

Atlanta in the summer is the easiest sell we ever make.
If you're house-hunting from out of town, do the weekend before you do the showings. The city tells you where you fit before any of us can.
Walk the BeltLine. Sit in Decatur. Drive through East Atlanta and Oak Grove and Vinings and notice which one your shoulders drop in.
Then come find us. We'll do the rest.

The hardest part of selling isn't the listing photos or the showings.
It's the moment, usually around week three, when you start wondering if the price was right.
Most agents won't bring it up. We will. Because the second-worst thing we can do is let a listing get stale while you sit there refreshing Zillow.
If you're seeing showings but no offers, agents skipping your house for newer ones, feedback that all says "we loved it, but," or a neighbor going under contract for less... those are not vibes. Those are data.
The fix isn't panic. It isn't a fire sale. It's a calm, honest conversation about what the market is actually telling us.
Save this for your week-three check-in. Or call us first and we'll skip the guessing.
