"Will it sell for asking?" — "Probably." "Should I fix that before listing?" — "Probably." "Is now a good time to sell?" — "Probably." "Will that offer hold?" — "Probably."

Probably is what happens when your agent doesn't have the data, the strategy, or the conviction to give you a real answer.

In real estate, "probably" means your price is a guess, not a strategy. Your timeline is hopeful, not planned. And your equity is at risk, not protected.

You deserve a broker who tells you what IS—not what might be. Someone who's done the comp analysis, walked the property, knows the buyer pool, and can give you a straight answer even when it's not the answer you hoped for.

Real selling is strategic. It's knowing what your home is actually worth in THIS market—not the one from two years ago. It's understanding which improvements return their cost and which ones you're paying for emotionally. It's timing your listing to create competition, not complacency.

Your equity took years to build. Mortgage payments. Market appreciation. Maintenance. Upgrades. A listing strategy that doesn't protect that equity isn't a strategy. It's a clearance sale.

Not because who you hire doesn't matter. Not because the process is complicated. Because what you do before you hire matters more than most people realize.

Most sellers start with the wrong question: "What's my home worth?" The right question: "What do I need my home to do for me?"

Are you downsizing? Upsizing? Relocating? Needing cash? Timing a life change? Your reason for selling should shape your entire strategy—timeline, pricing, prep, and negotiation room. Not the other way around.

Before you list, know your number. Not what you hope to get—what you need to walk away with to make the move worth it. That number changes everything about how aggressive or patient your listing strategy should be.

Not because the offer was low. Not because the buyer wasn't serious. Because the seller was waiting for something better that never came.
