Evaluating the market doesn’t have to be overwhelming! 📊

Here are the median prices and days on market for several North Texas cities from the last 30 days. The median is usually more reliable than the average because it reflects the middle of the market without being distorted by unusually high or low sales.

These stats help you understand how fast homes are moving and what buyers are paying.

One of the best indicators of how strong or soft a market really is would be the Sale-to-List Price Ratio.

This number shows how much buyers are actually paying compared to the asking price.

These are real numbers are based on the past 30 days of closings in these market areas.

Here’s what they mean:

100%+ → Homes are selling at or above asking price. Strong demand.

98–100% → Homes are selling close to asking. Balanced market.

Below 98% → Buyers are negotiating. Sellers may need stronger pricing strategy.

I pulled the ratios for several towns in our area, and the differences are interesting! Some markets are holding strong, while others are showing more room for negotiation.
