Real Estate vs Reality tip, as a realtor and an owner of an older home myself, this is a need-to-know!

Many homes in greater boston are well over 100 years old, which shows in many good ways and some not so good ways too. Within the mix of beautiful hardwood floors and handcrafted details that you just can't find in new builds, you can run into issues like remaining k**b and tube wiring, overly rusted cast iron plumbing, staircases that aren't to code, and more (not to mention lead paint and asbestos which we will cover in other posts).

Did you know that some of those outdated features could make your home uninsurable or prevent you from making the small-scale updates you planed to after purchase? If you're looking at homes that were built before your parents were born, make sure your realtor knows what to look for so you know what maintenance or renovation costs will be involved in home ownership (especially if you plan to waive an inspection)!

Real Estate vs Reality tip drop!! This time we're talking Inspections.

With many people waiving the inspection contingency on an home purchase offer, it leaves buyers in the uncertain position of waiving the inspection contingency on a home that needs work (sorta like buying the without checking the foundation for issues). 🤔

Enter: the pre-inspection😄. A pre-inspection gives you both an inspection on the home and allows you to waive the inspection contingency in the offer! Message me for details on what a pre-inspection is and when's the right time implement it in your buyer strategy.

Real Estate vs Reality tip dropped right into your timeline 🤩 and this one is really simple. SEIZE THE LONG WEEKEND! And what do I mean by that?

You may have noticed that not as many houses have come on the market this week, maybe they have where you're looking, but offer deadlines are mostly pushed to later in the week versus their usual Monday afternoon.

This weekend, Memorial Day Weekend, signifies the first weekend of summer (and covid restriction cut downs here in MA), so many people have packed their bags and are hitting the beach for the weekend. Can you blame them? 😎 That being said, the amount of buyers who are prioritizing home search this weekend will likely be much less for that reason! If you're around to check out some open houses this weekend give me a call, chances are that you're competition won't be as stiff as in recent weeks!
