Buying a property that needs work in Greater Boston is a completely different financing exercise from buying a stabilized rental.

A conventional lender may take weeks to underwrite the borrower and property. They may not finance the renovation budget. They may not be comfortable with a property that isn't currently habitable. And they generally aren't structured around the short-term acquisition-and-renovation cycle that professional flippers need.

That's where hard money and fix-and-flip loans come in.

Hard-money lenders generally focus more heavily on the property, the project's economics, the borrower's experience, the renovation plan and the exit strategy.

For Boston investors, that can be extremely valuable.

But the hard-money market is crowded.

If you're investing in Greater Boston real estate, financing can make or break a deal.
The Boston market is unusual. Property prices are high, rents can be strong, and investors often have to move quickly when a good multifamily, condo, or single-family rental becomes available. At the same time, traditional investment-property financing can become difficult once an investor starts acquiring multiple properties or wants to qualify based primarily on the property's cash flow.
That's where DSCR loans can be useful.

DSCR, or Debt Service Coverage Ratio, loans are designed specifically for investment properties. Instead of relying primarily on a borrower's salary and personal income, the lender evaluates whether the property's rental income can support its debt obligations.

Citing data from Zillow and WalletHub, a recent graphic from the Visual Capitalist illustrates average monthly rent prices in 100 U.S. cities as of February, 2026. They illustrate how rents across these cities range from over $3,500 in the most expensive markets to around $1,200 in more affordable regions.
