🏡 Shelter Inflation Continues to Cool | CPI Confirms Disinflation Trend

Our read on the latest CPI report and what it means for Housing:

Shelter costs continued to moderate in April, rising approximately 0.6% Month-over-Month and ~3.3% Year-over-Year, reinforcing the cooling inflation trend we’ve been tracking closely. Since Shelter remains one of the largest contributors to Core CPI, this moderation is a significant development for the broader economy and the housing market.

Core CPI over the trailing 12 months is now near 3.8% — still above the Federal Reserve’s long-term 2% target, but steadily moving closer toward it.

Importantly, Shelter inflation is historically a lagging indicator. Rent adjustments typically occur at lease renewals, often annually, which means current market softness takes time to fully appear in CPI data.

With record apartment deliveries entering the market and vacancy rates rising across several metropolitan areas, rent growth is expected to remain muted through the coming months. In select regions, rents may even decline outright — a supportive signal for future CPI prints.

While some Shelter-related components such as Owner’s Equivalent Rent (OER) and Hotels may remain firm near term, the broader disinflation narrative continues to strengthen.

Markets are increasingly confident that interest rate cuts are approaching — a development that could meaningfully improve:

For **April**, we observed a **strong increase of 889 homes** compared to the same time last year across the MLS. This notable improvement may indicate that the market is gradually seeing relief from the long-standing **“Lock-In” effect**, as more homeowners are deciding to list their properties despite elevated mortgage rates.

Although inventory levels are still below long-term historical averages, this type of growth is encouraging for buyers who have been struggling with limited choices and intense competition over the past few years. More listings can create **better opportunities, improved negotiating power, and a healthier market balance** moving into the busy spring and summer season.
