What’s Up Wednesday is a little more personal this week: I gave myself an afternoon reset at Relâche Spa at Ga***rd Rockies—right here near Painted Prairie. 🥂✨

It was a good reminder that getting away does not always require a plane ticket or a full weekend. A massage, facial, manicure or simply a few quiet hours can be enough to come back feeling refreshed.

Local tip: Ga***rd Rockies currently offers a Local Resident Card with 10% off Relâche Spa treatments and up to four hours of complimentary self-parking. The resort says spa appointments are required, guests must be 18 or older for the locker rooms and facilities, and reservations can be booked online. Restrictions and blackout dates apply.

This one is especially nice for a girlfriend afternoon, couples massage or solo reset.

Denver Metro’s September report showed 13,522 active listings and 20 weeks of inventory. Buyers have choices—but negotiating power still depends on the home.

You may have more room to negotiate when a property:
• Has been sitting longer than similar homes
• Has already had a price reduction
• Needs repairs or updates
• Faces plenty of nearby competition

A fresh, well-priced home in great condition may still attract strong offers—and leave less room to negotiate.

REcolorado’s September Denver Metro report shows more homes available and fewer going under contract. Here’s the monthly snapshot:

• Median sold price: $575,000 — down 2% year over year
• Active listings: 13,522 — up 2%
• Pending listings: 2,921 — down 13%
• Closed sales: 2,898 — down 18%
• Median time in MLS: 33 days
• Inventory: 20 weeks

These are September monthly figures. Freddie Mac’s national 30-year fixed mortgage average held at 7.40% on October 15.

🍝 Saturday, October 17 is National Pasta Day—and I never need much convincing to celebrate!

My favorite Italian restaurant is Venice Ristorante. Whether you visit the Greenwood Village location or the beautiful downtown restaurant across from Union Station, the food, w**e and atmosphere make it such a special dining experience.

And don’t forget their sister restaurant, Chianti Ristorante, tucked away in Greenwood Village and serving its own wonderful Tuscan-inspired menu. ❤️🇮🇹

Calla Vie Boutique at Urban Market

This weekend’s Fun Friday Find is extra fun because Calla Vie Boutique will be popping up at the Urban Market at Denver Union Station! 🛍️✨

Join me in Wynkoop Plaza on Saturday, October 17 and Sunday, October 18, from noon–6 p.m. The market is free and brings together local artists, makers and small businesses with clothing, jewelry, home décor, handmade goods, unique finds, live music and plenty to explore.

I’ll have Calla Vie’s newest fall arrivals, boutique favorites and a few fun surprises ready for you. Come shop in person, say hello and then make a full downtown afternoon of it with Union Station’s restaurants and coffee spots.

Getting there: Denver Union Station does not have a dedicated parking lot, so RTD, rideshare or a nearby paid garage may be easier than driving directly to the plaza.
The market’s official pages do not publish a specific pet policy, so please confirm with the organizer before bringing your pup.

This week’s Fun Friday Find is Tennyson Fall Fest in northwest Denver. 🍂🐾
Saturday, October 17 | 10 a.m.–6 p.m. | Free

Tennyson Street between West 41st and West 43rd avenues
The day includes local shopping, food, live music, kids’ activities, a photo booth and the pet parade from 10–11 a.m. Pet-parade participation is free, but pets must be registered to compete in the costume contest; donations support Colorado Pet Pantry.

Dog note: the official FAQ allows well-behaved dogs on leash, but it emphasizes that the festival is crowded. Bring water and waste bags, watch the pavement temperature and leave nervous or crowd-sensitive pups at home.
Parking note: there are no designated festival parking lots. Walking, biking, RTD or rideshare will be easier than searching the neighborhood for a space.

The current Saturday forecast calls for intermittent clouds and roughly the upper 50s to low 70s during festival hours—but Colorado weather changes, so recheck before leaving.

Especially good for families, couples, girlfriends, solo explorers and social dogs comfortable in a busy street-festival setting.

The home itself mattered, of course—but condo buying is also about understanding the building and the lifestyle around it.

The practical review should include:
- HOA dues and exactly what they cover
- Budget, reserves and recent financial statements
- Master insurance and the buyer’s separate coverage needs
- Rules, pending assessments and major planned projects
- Parking, storage, pets and rental restrictions
- How the location fits the buyer’s real day-to-day life
