Property Maintenance Manager
An established, family owned, commercial/residential real estate firm is seeking a property maintenance manager who will support the day-to-day property maintenance and repair responsibilities of our managed properties.
At the direction of and in cooperation with the operations manager, the maintenance manager is responsible for general property maintenance activities to ensure cost effective, efficient, and consistent operation of the managed properties.
Candidates will be provided a complete job description that must be signed upon accepting employment, but the following is an overview of the skills you must have to be successful in this role:
- Strong maintenance skills, including plumbing and electrical knowledge, building repairs, hot water heaters, air conditioners, swamp coolers, boilers and furnaces, drywall, and paint (patch, replace, mud, texture), landscaping, etc.
- General building maintenance, including replacing of light fixtures, sinks, faucets, toilets, shower heads, and other maintenance repairs, etc.
You must have your own basic set of tools of the trade.
- Clean the hallways and common areas - both interior and exterior. Complete exterior and grounds maintenance including mowing, gardening, watering, snow-removal, etc.
- Respond to maintenance requests as they occur and meet the requirements of the company’s service guarantee. Address all work orders within 24 hours. Troubleshoot issues, order parts as needed, or call vendors and subs, as necessary. Communicate with tenants and team of the status of the work orders and when completed. Perform preventative maintenance per building schedules.
- Complete "Make-Ready" on vacant units to prepare them for re-rental, including maintenance and refreshing, cleaning, painting, plumbing repairs, etc. Ability to "Make-Ready" an apartment, to rent to new tenants, within a specified amount of time. Pre-walk unit prior to tenant moving out, then make it ready for a new tenant.
Qualifications:
- Minimum 3+ years’ experience in all areas of property maintenance.
- High school or equivalent (Preferred)
- Current driver's license.
- Ability to lift 50 lbs.
- Ability to stand, walk, climb stairs, and tour the property with tenants.
- Must be able to work inside and outside in all different weather conditions.
- Good solid work ethic and positive attitude.
