I'm thrilled to share that we successfully closed the sale of their property through the holidays! This marks the end of an incredible chapter for them as the original owners of their condo—living there in the '70s and later becoming long-time landlords.

As this chapter closes, a new one begins! My clients have transitioned into owning a Delaware Statutory Trust (DST). This unique investment vehicle allows real estate investors to defer capital gains taxes by reinvesting the proceeds from their property sale into fractional ownership shares of pre-vetted commercial real estate. By leveraging the IRS Section 1031 "like-kind" exchange requirements, they’ve been able to "roll over" their investment into a diversified property, all while avoiding the immediate tax burden of their sale.
