Prices are correcting from the accelerated appreciation of the 2020-2023 years in the markets that appreciated the most aggressively. While this reads as a "crash" to some, it is just evidence that market value is ultimately determined by what a buyer is willing to pay for a home even during a housing inventory shortage.

Top dollar sales have always been relative to the current market, not the market of 5 years ago or even 5 months ago.

The final numbers for 2024 were recently released by the Federal Housing Finance Agency. Below is my favorite page of their 39 page report showing appreciation (gain in value) in 49 of the 50 states with only Mississippi dipping slightly. While appreciation is slowing down from recent years, our home values remain strong and on the rise.
