Special memory of this bear made out of the sweater my Dad would never take off for the last 45 years it seemed like. He loved it so much he had TWO OF THEM! The ears and feet were the armbands - I only wish I knew the back story of who gave it to him. On his 102nd birthday he got laid to eternal rest with the love of his life for 63 years. So glad, so proud he got the military send off he deserved. The bear is authentic even down to the "crooked foot"

A I Listed Their Home, But an Agent Closed the Deal : A seller used ChatGPT to list his home, but gaps in pricing, wrong photos, and no presentation and process left a buyer’s agent guiding the deal.
The listing photos didn’t capture much of the property’s special features: oversized backyard, an unique pool, upgrades and design elements that changed how the home felt in person. Despite choosing not to hire a listing agent, the seller still needed help navigating contracts, disclosures and how to get to closing so they secured an atty paying them by the hour. Soon the seller received 5 standard state offers each with over 30 pages of documents, of course the seller and their atty were overloaded, and some of the offers were delivered on tight deadlines. The seller responded saying he needed to go over it with his lawyer. But the lawyer didn’t always relay answers in a timely fashion, and the seller still had many questions. One night phone conversations with the seller went to 11p.m.
The agent thoroughly explained everything in the contract, and the seller accepted the offer, but the questions kept coming-the seller realized talking to the agent didn't cost $ like the atty by the hour. Disclosures, HOA docs, inspections were all not there. The seller kept reaching out to the agent sometimes from 7:30 in the morning to 9 p.m.-in the off hours when his atty would not return calls, and he was tight on offer deadlines. Without the REALTOR willing to work the extra hours, the seller would have not have met the deadlines and actually keep the deal alive to a closing. The seller admitted in the end the value of an agent to sell is something they will not take for granted again and would have hired an agent had they known. Smell is one of the most powerful senses when it comes to first impressions. Here are some common bad smells in a home:
Trash/garbage smell
Pet odors (e.g., cat litter boxes and pet accidents)

Lower Mortgage Rates and More Inventory Increase Affordability
Existing home sales fell 1.2% in February compared to February 2025, while the median price rose 5% over that same period to $315,000. Year-to-date sales through the first two months of 2026 were down 1.8% compared to the same period in 2025.
The average monthly 30-year fixed mortgage rate fell to 6.05% in February 2026, which is 79 basis points lower than the 6.84% average rate a year earlier.
New listings rose 4.6% over the last 12 months, pushing total listings back into positive annual growth after a slight decline in January that ended 28 straight months of gains.
Homes that sold in February remained on the market longer than a year earlier, with average days on market rising 6% from 84 days in February 2025 to 89 days in February 2026.
Inventory remained tight despite improving listings, with just 3.1 months of available supply in February — well below the six-month benchmark that signals a balanced market — indicating the state continues to have a strong seller’s market.

The orders direct agencies to simplify processes and cut regulations, highlights the importance of reviewing regulatory barriers that can increase costs for borrowers and limit the ability of lenders to serve their local markets.
As policymakers consider changes to the regulations governing mortgage lending, it is critical that reforms ensure that creditworthy buyers—particularly first-time buyers—have a clear path to homeownership.
REALTORS strongly support efforts to streamline regulations, modernize permitting processes, and reduce unnecessary mandates that slow construction and drive up costs for homebuyers. Removing regulatory barriers to affordable home construction is an important step toward making it easier for communities to build the homes Americans need. By directing federal agencies to review and reform rules that delay development—from environmental permitting to housing finance and energy standards—the administration is helping address the regulatory bottlenecks that have contributed to the nation’s housing shortage.
