A I Listed Their Home, But an Agent Closed the Deal : A seller used ChatGPT to list his home, but gaps in pricing, wrong photos, and no presentation and process left a buyer’s agent guiding the deal.
The listing photos didn’t capture much of the property’s special features: oversized backyard, an unique pool, upgrades and design elements that changed how the home felt in person. Despite choosing not to hire a listing agent, the seller still needed help navigating contracts, disclosures and how to get to closing so they secured an atty paying them by the hour. Soon the seller received 5 standard state offers each with over 30 pages of documents, of course the seller and their atty were overloaded, and some of the offers were delivered on tight deadlines. The seller responded saying he needed to go over it with his lawyer. But the lawyer didn’t always relay answers in a timely fashion, and the seller still had many questions. One night phone conversations with the seller went to 11p.m.
The agent thoroughly explained everything in the contract, and the seller accepted the offer, but the questions kept coming-the seller realized talking to the agent didn't cost $ like the atty by the hour. Disclosures, HOA docs, inspections were all not there. The seller kept reaching out to the agent sometimes from 7:30 in the morning to 9 p.m.-in the off hours when his atty would not return calls, and he was tight on offer deadlines. Without the REALTOR willing to work the extra hours, the seller would have not have met the deadlines and actually keep the deal alive to a closing. The seller admitted in the end the value of an agent to sell is something they will not take for granted again and would have hired an agent had they known.
