Tepetonka Club near New London has opened its full 18-hole course after four years of development — and the current membership buy-in? $200,000. 😳

The bigger story is what they're building around it: 27 holes of golf, lodging, spa services, dining, a 140-acre ranch and a destination designed to attract members from outside Minnesota.

That could mean considerably more than tee times for the surrounding communities. 🏡💰

Would you ever pay $200K to join a golf club — even if money weren't an issue?

🍸 A new speakeasy-style lounge is headed underground on Nicollet Mall.

Soho Lounge is taking over roughly 2,000 square feet at 923 Nicollet Mall, with multiple lounge spaces, dancing, bottle service and late-night vibes planned before Halloween.

The owner of Lumi says he’s betting on downtown Minneapolis and wants to give people another reason to actually stay downtown after work. 👀

New restaurants are fun. But businesses willing to invest in struggling commercial corridors? THAT'S the part I’m watching. 🏙️

🏢 The office isn't dead. The boring office might be.

Innovative Office Solutions has moved its corporate headquarters from Burnsville into a 23,000-square-foot headquarters + showroom at International Market Square in Minneapolis.

They consolidated two locations into one—and turned the actual workplace into a living showroom for clients. Innovative is now the largest tenant at IMS, and the new location is officially listed as its corporate headquarters and showroom. The Business Journals

Commercial real estate is changing. Companies still need space—but they want that space to actually do something.

Minneapolis + St. Paul joining forces? Not so fast. 👀

The two major Twin Cities chambers were considering creating one regional organization representing roughly 2,000 businesses — but concerns about who gets the biggest voice put the original plan on hold.

The conversation is still moving forward, though, with St. Paul now digging deeper into governance, finances and how local versus regional advocacy would actually work. St. Paul Area Chamber

And for those of us running businesses in the western metro, this is worth watching. A stronger regional voice could mean more connections and resources — but there's also something to be said for keeping business advocacy LOCAL. 🏡💼

🏙️ 1932 school → offices → vacant building → hotel + rooftop venue.

Now that is a Minnesota real estate glow-up.

Roami at Century Plaza has opened its new 7,000-square-foot Skyline Rooftop in downtown Minneapolis, completing a yearslong redevelopment of the historic five-sided building.

And yes — there are 45 different room layouts because apparently this building refused to cooperate with anything resembling a normal floor plan. 😂

Projects like this are worth watching because downtown Minneapolis doesn't just need occupied buildings. It needs people and activity — visitors staying overnight, weddings, conferences, dinners and events that support the surrounding businesses.

🏡 That HOA fee may be costing more than you think.

HOA fees have been creeping up across the country, and condo owners are feeling it even more.

National median HOA fee: $135/month
Median condo dues: $420/month
Condo dues since 2019: up 29% 😳

And one analysis estimates that every $100/month in HOA fees equates to roughly $20,000 in long-term cost.

Does that mean HOAs are bad? Nope.

Snow removal in Minnesota? ❄️ I understand the appeal. 😂

But buyers need to look beyond the monthly number and understand what they're getting, the association's financial health, reserves, assessments and history of fee increases.

Because that can absolutely affect affordability — and eventually resale.

🎬 The drive-in is making a comeback at Mall of America!

MOA is using its North Lot for Movies at the Star, complete with food trucks, lawn games and movies under the Minnesota sky.

🏒 The Mighty Ducks — October 10 (rescheduled because of high winds)
🧙‍♀️ Hocus Pocus — October 17
🚗 $25 per car, up to 6 people
🪑 $7 lawn option with a chair

And with only about 250 drive-ins left in the country, there’s something pretty nostalgic about this one.

I vote Mighty Ducks. Because Minnesota. Obviously. 😂

Another Minnesota company is joining a MUCH bigger operation. 👀🏡

Sunstar Insurance Group has acquired RJR Faribo Insurance Agency, with locations in Eden Prairie and Faribault.

RJR Faribo’s roots go all the way back to the 1930s, while Sunstar now operates 58 agencies across nine states and places more than $2 BILLION in premiums annually. 💰

The 22-person RJR Faribo team is staying on, while the agency gains access to additional insurance capabilities and carrier relationships. Insurance Business

For homeowners, that's the part worth watching. 🏠
