Sometimes it’s the small things that cause the biggest problems.
We were out doing a Class H septic inspection yesterday, and when we popped the tank lid we noticed the effluent filter wasn’t seated all the way down where it belongs. Because of that, it was starting to clog up and restrict the flow leaving the tank. Over time something simple like that can lead to backups in the house or problems with the drainfield.
The homeowner had no idea anything was going on — and honestly most people wouldn’t. It’s not like anyone is lifting septic tank lids on a regular basis.
That’s exactly why inspections matter. We were able to catch the issue early, correct the problem, and now the system is flowing the way it should again.
A quick look at the right time can save a homeowner from a very expensive mess later on.
If you’re buying a home or just want to make sure your system is doing what it’s supposed to do, a Class H septic inspection is always a smart move.

Most people pump their septic tank every 3 years… but your tank doesn’t run on a schedule.

We use a Sludge Judge (pictured) to measure the real sludge level so you only pump when you actually need it — unless it’s a Class H inspection for a home sale or transfer. In Delaware, tanks must be pumped for every Class H inspection.

Save money. Prevent backups. Protect your drain field.

We wanted to share a crucial reminder for anyone in the process of buying a home: Always get a septic inspection before you close the deal! We've had two incidents this week alone where homebuyers were misled by their realtors about the status of the property’s septic system. In one case, a buyer was told the home was on sewer, but it turns out there was a septic system that had serious issues. The situation escalated so much that lawyers had to get involved. This is something none of us want to deal with—it’s stressful, expensive, and entirely avoidable. In another situation, a realtor claimed the property had a Low-Pressure Pipe (LPP) system in good working order, but in reality, it was a gravity system that was not functioning and now requires a full replacement. These kinds of oversights can lead to costly repairs and major headaches down the road. We know the economy is tight, and it might be tempting to cut corners, but remember—you’re investing hundreds of thousands of dollars in a piece of property. Protect your investment by getting a thorough septic inspection. Thank you for reading, and please spread the word!
