The first thing to consider when moving to Florida (before looking at homes)
When people think about moving to Florida, they often start with price, taxes, or finding “the right house.” In practice, that’s usually the wrong place to begin.
The first thing to consider is how you actually plan to live here day-to-day.
Florida is not one market. It’s a collection of very different micro-markets, and choosing the wrong one can cancel out many of the benefits people move here for.
Before looking at homes, it’s worth getting clarity on a few things:
• Are you moving full-time or seasonally?
Some areas work beautifully in winter and feel very different year-round.
• Are you prioritizing lifestyle, finances, or a balance of both?
The answer affects everything from location to property type.
• What does daily life look like for you?
Traffic, walkability, access to healthcare, airports, and services matter more after the novelty wears off.
• How do you feel about HOAs and shared rules?
Florida has many well-run communities—but HOA living isn’t for everyone.
• Are you thinking beyond the purchase price?
Insurance, maintenance, and long-term carrying costs vary significantly by area and property.
People who relocate successfully don’t start by asking, “What’s the best deal?”
They start by asking, “What kind of life do I want here?”
A simple rule that saves people time, money, and frustration:
Choose the lifestyle first. Choose the location second. Choose the house last.
Florida rewards intentional moves—and it can be unforgiving to rushed ones.
More to come on navigating this thoughtfully.
