But it's important to know that this is the average down payment for ALL buyers across the U.S.

✨ First time homebuyer down payments average between 5-8%
✨ Repeat buyers put down 19-20% on average because they usually have existing equity to put towards their next purchase.

Will it ever be worth it?

To walk away from your low interest rate??

It depends on circumstances, but these are the most common reasons I've seen clients make the move:

- A growing family & the need for more space
- New job or a job transfer
- Remote work creating location flexibility
- Desire to be closer to family
- Desire for better quality of life (shorter commute, less traffic, close access to nature)
- Retiring or looking for less upkeep

If you're in this position, it might help to ask yourself:

✨ What benefits would a move bring to my life?
✨ What tangible and intangible value will it create?

The right decision isn't always obvious but talking to an agent who has insight into what's happening in your market can help you decide what's best for you.

❓How old is the roof, the HVAC and other major systems?

Having the answer to this & the dates of any other repairs, upgrades or replacements is *invaluable* to a buyer. (Ask for my home maintenance tracker)

❓What are the fees and HOA restrictions?

❓How far am I to amenities and schools?

❓What are the annual property taxes and are there any tax abatements or exemptions?

❓What are the average monthly costs for utilities?

❓Were there any recent renovations or upgrades (e.g., kitchen, bathroom, flooring)

❓Why is the homeowner looking to sell? (e.g., relocation, downsizing, upgrading)

❓What are the local crime rates or planned developments in the area?

Having detailed information about these specifics builds trust between the buyer, seller, and agent, making for a more seamless sale!

The riskiest thing about a real estate investing?

It's the possibility that it flops.

Over the years, our team has witnessed several successful real estate investors in our city.

Here's what they mastered before signing on the dotted line:

1) Know your borrowing options
Work with a lender who specializes in investment properties & understand the loans available to you.

For example: A hard money loan is best for investors needing quick funds for short-term projects. Beware though, these loans are a higher-interest option.

2) Know the loopholes & tax implications
Profits from homes flipped within a year are taxed as ordinary income, which could be as high as 37% depending on your tax bracket.

However, if you hold the property for more than a year, the profits may be taxed as long-term capital gains, which is typically lower (0%, 15%, or 20%). Lean on a tax professional here!

3) Work with an experienced agent
An agent with investment experience can help you locate off-market & well priced opportunities.

Plus, depending on the agent, they can help you assess the deal for profitability and share their rolodex of local contractors.
