US Confidence Hits Seven-Mo Low
In mid-Q3, we saw a noticeable dip in overall US consumer confidence—even as many people felt more positive about their current situation. While the present-conditions index climbed about 7 points to reach 121, the expectations gauge dropped nearly 6 points to 68, a level historically linked with recession concerns. Employers cut 23,000 jobs early in the quarter, and unemployment nudged toward 4%. Importantly, this shift was less about hiring gains and more about people stepping out of the workforce.

Despite these headwinds, the desire to buy homes in mid-Q3 only softened a little, with demand continuing to rise. Around 61% of consumers still anticipated higher interest rates ahead. With policymakers keeping rates steady and little near-term relief expected, buyers should expect borrowing costs to remain elevated through year-end.

More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the housing market: in the four weeks ending August 23, new listings across the US inched up by 0.4% week-over-week, and total homes for sale rose 0.5%, reaching their highest point since early Q2. At the same time, pending home sales dipped 1.1% weekly, hitting a six-month low as high housing costs kept many buyers on the sidelines—even as inventory improved nationwide. The median home-sale price climbed 1.9% year-over-year to just over $400,000, with the average mortgage rate hovering around 7%, near a 13-month high.

For buyers, this combination of rising inventory and moderated demand is opening up more opportunities: there’s more room to negotiate, whether it’s price cuts or seller concessions, in many markets. Homes that have been listed for several weeks are often providing the best leverage for buyers, while sellers are finding success with realistic pricing strategies rather than chasing last year’s numbers. With over 20 years of experience serving Boca Raton, Delray Beach, Highland Beach, and the surrounding South Florida communities, I always keep my clients’ goals front and center—helping you navigate these changing conditions to achieve the results you’re looking for.
