Celebrated on the first Monday in September in both the United States and Canada, Labor Day honors the contributions and achievements of working people. It also marks the unofficial end of summer.

Did you know that the first Labor Day celebration took place on September 5, 1882, in New York City?

At that time, many Americans worked 12-hour days, six days a week. The labor movement fought for better working conditions, fair wages, and shorter hours. In 1916, the Adamson Act established an eight-hour workday for interstate railroad workers—an important milestone in American labor history.

Today, we recognize everyone whose hard work helps our communities and country grow and prosper.

The real comparison is not simply new versus resale. Look at the full picture.

• Included upgrades, warranties, and energy features
• Financing or closing incentives that may be available

Then compare those benefits with location, monthly costs, lot size, and the character of an established neighborhood.

A brand new home can be a great fit, but every builder and community is different. I recommend having your own representation and asking questions before visiting a sales center.

Buyers are doing their homework before they ever walk through the front door. They have already seen the photos, compared nearby listings, studied the condition, and formed an opinion about whether the home feels worth seeing.

That makes the first days on the market especially important for sellers. A home that is positioned well from the beginning can create confidence. One that feels disconnected from the competition may leave buyers wondering what they are missing.

Presentation and pricing should tell the same story: this home is prepared, cared for, and ready to be considered seriously.

I always encourage sellers to look at their home through a buyer’s eyes before listing. The smallest disconnect can become the reason someone keeps scrolling.

More choices can make a home search exciting, but they can also make it surprisingly easy to lose focus. After touring several homes, every kitchen starts blending together and the comparison game takes over.

Instead of asking whether one home is better than the last, bring the decision back to your own priorities.

Does the location support your routine? Does the layout work for the way you live? Are the compromises things you can comfortably accept?

The goal is not to find the house with the longest list of features. It is to recognize the home that fits your life best.

I tell buyers to create a simple top three before touring. When a home checks those boxes, it deserves a closer look.

Buying a condo involves much more than evaluating the unit itself. You also need to understand the financial health and responsibilities of the condominium association.

One important concern is a special assessment—an additional charge imposed by the association to pay for major repairs or expenses that are not fully covered by its regular budget or reserves.

Before purchasing, determine whether any special assessments are pending, approved, or already due. You should also review:

• The association’s budget and reserves
• Insurance coverage
• Structural and milestone inspection reports
• Meeting minutes
• Condominium rules and regulations
• Rental and pet restrictions
• Application and approval requirements
• Pending litigation
• Maintenance responsibilities

Review these documents before making an offer whenever possible—or during your contractual due-diligence period. Asking the right questions before you buy can help protect you from expensive surprises later.

What a wonderful surprise—and a funny marketing lesson from the past!

Everett, a former client who became a friend, recently sent me this photo of a promotional tool I gave him in 2005, along with this note:

ā€œThought I’d share that I still use this almost daily. Proof of how long a durable marketing giveaway lasts.ā€

What Everett didn’t know was that I had accidentally violated the REALTORĀ® trademark rules on this item. My local association sent me a cease-and-desist notice, and I had to throw away nearly 1,000 of them!

Fortunately, they were not very expensive—but just imagine: I could have had 1,000 clients and customers still thinking of me more than 20 years later!

The lesson? Durable marketing works—but always check the trademark rules before placing your order! 😊

A bright, clean, welcoming space helps buyers imagine creating memories there, while clutter and distractions can make it harder to see the home's true potential.

The good news is that creating a memorable first impression doesn't have to involve a major renovation. Sometimes it's as simple as letting in more natural light, creating an open and inviting atmosphere, adding a few thoughtful finishing touches, and making sure every space feels clean and well cared for. These small details work together to create an emotional connection, and that's often what buyers remember long after they've left the showing.
