Just when you think a transaction is going so well 😁...
And then things start going south! 💣
The smallest detail can throw a wrench 🔧in an all but prefect deal!
My customer Rebecca tried to buy her new beachfront condo in a trust. 👍 Should have been fine!
Well...the lender and the title company couldn't agree on THE WORDING, so we couldn't close! 🙄
Good thing is, we had a great team! 💪 We eventually figured it out, and closed one day late!
Having a good team helping you through strange 🥴 little messes that can arise is key 🗝️ to getting sh*t done!
Now Rebecca can enjoy her amazing 🥰 new condo!

Sometimes in real estate 🏡 you have to think creatively 🎨
I'm working on an offer where the sellers have concerns about having time ⏳ to find a new home and move.
I had to ask the listing agent many questions❓to get this important info!
Why? 🤔 Because instead of trying to find a way to make the sellers more comfortable, she was just going to let them navigate the offer from my buyers by themselves...
I offered up 2 ways to help! She (the listing agent) didn't even think about the options!
She thanked me 🙏 before we hung up!
Thinking out of the box and having solutions is what gets deals done! 💥
I do my BEST to help a buyers and sellers get what they need!
Using an agent that behaves like YOUR AGENT 🥇 is the only way you can meet your goals. Period!

And sometimes, we just CAN'T‼️
Yes, realtors know how to get around certain ⛔ obstacles, who to speak with, how to expedite things....but the ONE thing even the strongest 💪 realtor can't fix is MISINFORMATION from the home buyer/seller.
We NEED the truth.
Even if you're a little bit embarrassed, your credit is lower ⬇️ than you'd like because you fell on hard times a while back, you added an addition to your home 🏠 and you never got a permit, or you have 8 different pets...🐕🐦🐈🦎🐒🦩🐰🦈
We NEED TO KNOW 💡 those things to keep your transaction running smoothly.
The homeowners or condo association may have certain ⚠️requirements that you MUST meet, if you're getting a mortgage, they will 💯 have requirements to get your 💰 loan, the title company WILL find out about any permit issues...
My PSA for today, DON"T make things harder than they have to be, be honest 😇 with your realtor, it will make things so much smoother!

You have 2 identical offers on your 🏡 home, what do you do??
There's a few tricks 💡realtors use to help you decide!
⭐ We call the lender to be sure the offer (if there's a mortgage involved) is strong. Do they have plenty of cash 💰, good credit, enough income?
This can show which one is the MOST qualified.
⭐ Ask both offers for their "Highest & and Best". Give them a deadline to go as high as they can.
Most of the time... one comes in higher ↗️ than the other.
⭐ Are there any contingencies 🚫 on either offer? Does one person need to sell a home 🏡 to be able to buy yours?
That's a sticky situation, if the deal dies on the buyer's home, they will not be able to close on yours on time ⏳ or even at all...
Of course a good realtor 😎 will help you navigate these situations, but it's good to know for yourself!
