This one could have sold for less. It didn’t.

Right before this home hit the market, a comparable 5-bedroom closed well below its true value, with significant concessions. That one sale immediately started pulling expectations down across the neighborhood.

This one could have followed that trend. Instead, it was positioned to stand apart from it. Even with restricted showing windows, just a few hours a day and no weekends, it generated 22 showings and multiple offers, going under contract in just 25 days.

The real test came later. At appraisal, the value held at $700K, despite the earlier comp trying to pull it down.

In today’s market, buyers are taking their time and being extremely selective, so getting a home under contract in a few weeks is never something I take for granted.

This property generated over 20 showings and three offers, despite a limited showing window of about nine hours per week, ultimately resulting in an executed contract in 25 days, while the current median time to contract in Palm Beach County is roughly 69 days.

The biggest factor here was positioning and marketing the home correctly from day one so the right buyers saw it early.

Homes that are priced and presented strategically are still moving, while others are lingering on the market.
