As I work with more and more folks looking to become investors, I find that more self employed folks are showing up, too. The beauty of this is that it allows ME to get creative with financing in a world that is so used to a black and white scenario. 🔘🔣

Okay THIS appraisal had me ready to pull my hair out 😂

New construction. Only 2 cash sales from the same builder in the last 6 months. Semi-rural. Literally NO COMPS. 😭

After 3 rounds of fighting this appraisal with the VA, we admitted defeat and my buyer had to come up with a down payment to bridge the gap. ☹️

But! We’re closed and my buyers have a brand new home 🥳

Remember when I was spiraling about appraisals? Yeah, this was one of them 😂 not as bad as the next one but this appraiser waiting until the last day to call Tidewater and then value came in $3,500 under contract price 😐

BUT 🍑 my client walked about with $4k back in their pockets and the cottage home of my dreams 🥹🏡

We closed with absolute ease on this beauty!

I’ve heard some things, y’all. Things that I cannot unhear. 
 
AND BEFORE YOU COME FOR ME IN THE COMMENTS, this is coming from a place of love lol. Buying a home for the first time is confusing and overwhelming and most people genuinely don’t know what they don’t know. That’s literally why I exist.
 
But I’d be lying if I said some of these questions didn’t make me pause and question my existence or just straight up spit out my water.
 
💵A photo of the money for proof of funds. 
🚗Hiding a new car from underwriting. 
📑Skipping pre-approval until after the offer. 
🧾And my personal favorite, keeping debt a secret from both your spouse AND your lender as if I won’t find out.

Honey, I always find out. That’s kind of my whole job 🤷🏻‍♀️
 
The good news? There’s no such thing as a dumb question when you’re buying a home. Ask me the unhinged ones. That’s what I’m here for. I promise I won’t judge you but we will have a good laugh about it!
