Remember when I was pulling my hair out about appraisals and caught in the middle of negotiations between agents? 😬

Yeah. Glad that’s over 😂I won’t speak on the agent part but good Lorddddd we made it! This was a TOUGH one with appraisal issues, buyers selling a house and them moving half way across the country and just trying to get things to line up while keeping everyone sane!

It was a pleasure getting to help this family again and I’d do it 100 times over and over 🥹

Well, ya can! Conventional loans now allow for just 5% on multi families, which is a great way to build up your rental portfolio! It’s not often I get someone buying a multi family to live in but my girl Allison did just that!

She got in on a new construction duplex that covers more than half of her mortgage payment, leaving her with just a small housing expense every month 💸

Our sweet friends trusted us to help them close on their next home, which is great but sad because now they’re a little farther from us 😭 But nonetheless! A wonderful move for their family!

While this says “ no down payment” they did end up coming in with just a bit of cash to bridge the entitlement gap. Didn’t know you could do that, huh? 🤭

I feel like slowly but surely, I’m returning to social media.

I was talking to someone about this the other day and kind of realized that it was about early 2023 when I kind of just stopped posting. I don’t think it was on purpose but it was definitely because of burnout. Covid was so intense. The days were never ending but I don’t regret it. I think about all of the families I helped back then who I’ve had the pleasure of helping again since then but also how it launched me forward.

All the traveling Luis and I were able to do.
All the properties we were able to buy.
All the cool things we’ve been able to do.

And it was thanks to Covid! But I was just so tired and desperately craving balance.

I started by setting boundaries and limiting my hours. Some people hate it, most respect it, but it was a game changer for me.

Also, posting felt like more work and I didn’t want more work lol. I’m a MySpace kid, okay!! Lol. This was supposed to be fun and somewhere along the way, I lost that.

Anyway, I already use TikTok as my internet video diary but I do miss posting on here. I love seeing the memories pop up 🥹

So, I’m back. Kind of. I gotta remember to post and stop being lazy lol

Somebody asked me what my love language is at work and I actually had to sit with it for a minute because I wasn’t sure. But I think it’s Acts of Service. It’s doing the heavy lifting so you don’t have to.

It’s watching your rate like a hawk when your ratios are tight or we have a very specific budget we need to stick to. It’s making sure the house you fall in love with doesn’t mean sacrificing date nights for a mortgage payment. It’s running numbers again and again, because I want you walking into this sure of yourself. It’s answering the question you were too nervous to ask.

This is the part of this job I love most, and it’s the part almost nobody sees. And I think I know why it runs this deep for me. I’ve been the nervous one. I’ve been the first time home buyer, I’ve been the first time investor. I’ve been the person with loads of questions doing all the online research but too nervous to talk to someone or ask a person for advice. I’ve been the one running numbers for my own purchases late at night and reviewing guidelines to make sure I fit the parameters required. I know how badly I wanted somebody in my corner to help me make my home buying dreams come true, so now I try to be that person. Which is also why I’m so big on relationships with you guys. I mean, you see the screenshots of the messages I post! I LOVE the relationship I have with my clients and the sweet messages y’all send me.

If I’ve ever worked with you, I hope you didn’t just feel like another transaction. I hope you felt seen. I hope you walked away a little more sure of yourself than when we started. Because that’s the whole point for me. 🫶🏼

That’s my love language. Quietly carrying some of the weight, and cheering you on the whole way through closing, and after.
