Love it or hate it?

🛋️ Staging a home can definitely lead to a quicker sale but at a minimum of $4,000 for physical staging, it is not cost-effective or financially possible for all listings. Enter virtual staging — where empty rooms are digitally furnished to help buyers visualize the space, the scale, and the lifestyle it can offer.

💥 It’s a powerful tool when used correctly. It can make photos feel warm, intentional, and move-in ready… instead of cold and vacant. And in an online-first market, that first impression matters more than ever.

➡️ But here’s the catch.. it has to be honest.

I’ve seen “virtual staging” put furniture that wouldn’t fit, move doors & change finishes.

The goal isn’t to ~catfish~ a buyer, but to guide their imagination. To make the potential visible. And I think it’s important to place those virtually staged photos directly next to the unfurnished version in listings.

There are currently 419 homes for sale, with a median list price of $1.247M (and yes… one sitting at $55M 👀). The median price per square foot of currently listed homes is $437.

Let's talk closings

➡️ So far in 2026, we’ve seen 277 homes sell (Jan + Feb)

💰The median sale price came in at $925K, with buyers paying about $330 per square foot and sellers receiving ~95% of their asking price, on average.

‼️ But here’s where it gets interesting…

💥 40% of homes went under contract in less than 30 days—and those sellers got about 96.6% of their list price.

🤔 31% of these homes took 31–60 days, and those sellers only saw about 91% of their original list price (OLP)

🙃 And past 90 days? Sellers averaged about 88% of OLP

Timing matters. Pricing matters. Strategy matters.
