You’ve probably searched for homes on Zillow, Realtor.com or Redfin, but have you ever wondered where all that listing information actually comes from?

Enter: the MLS — Multiple Listing Service.

The MLS is a database where real estate professionals share property listings and detailed information about homes for sale. It also gives us access to valuable market data, including previous sales, comparable properties, listing history and more.

But here’s the part I think buyers sometimes miss.
Finding a house online is the easy part.

My job isn’t just to send you listings or unlock the front door, it’s helping you understand what you’re looking at.

•Is the home priced appropriately?
•What have comparable homes actually sold for?
•Is there anything in the property or listing history we should pay attention to?
•What could give us leverage when writing an offer?
•What’s happening in that particular neighborhood or market?

And for sellers, the MLS is equally important because it helps get your property in front of other real estate professionals and buyers searching for homes like yours.

The MLS gives us the information.
A good agent helps you understand what to DO with it.

My buyers wanted land + a solid home with room to grow..

But here’s the fun part -

As part of the deal, we were also able to get the Seller to address the drain field before closing.

AND they left behind a shed full of tools for maintaining the property, including a riding lawn mower and a detachable trailer!

The purchase price isn’t the only thing you can negotiate.

Repairs, personal property, credits and other terms can all matter when we’re putting a deal together.

Lately, more buyers say they want land + no HOA.
