I have bad news.

Purchasing a remodeled home likely has hidden structural deficiencies that weren't caught during the real estate inspection period.

These deficiencies include cut or modified roof trusses, under sized load bearing members, unpermitted room additions, etc.

In order to save money and time many investors will bypass hiring a structural engineer to properly design and approve structural modifications to an existing home. And often they will bypass acquiring a building permit with the governing building department. All in order to get their investment on the market more quickly and turn a profit.

Your home is likely the biggest investment you have, and to extract cash from it you will:

1. Sell it on the real estate market.

2. Take out a line of credit.

A buyer or a mortgage broker are going to back out of the closing after reading a structural engineering report with deficiencies.
