Realtors…. Did you know we specialize in roof installs that are part of your negotiations? Did you know that when we are seeing more and more insurance companies deny insurance coverage to buyers of the property disclosures are showing that the roof is over 15 years old?
This is something that you should actively be aware of in either side of the transactions. Buying side or selling side.
If it’s your buyer, you should be trying to negotiate a roof into the deal because it’s not a good look when the insurance actually does their inspection and 4 weeks after purchase they get a letter from the insurance company stating that they’ll have to pay out of pocket to install a new roof or the home will not be insured.
If you are on the listing side, this is a conversation to be had with the seller. Letting them know that this is something that could potentially happen. The lender may require a new roof be installed to be able to appropriately insure the home.
So, we are here to help navigate this process. On both sides. As a licensed real estate agent myself I understand how the transactions work, how these timelines are critical to due diligence periods, financing contingencies and closing dates. I also know that a lot of sellers will need to use proceeds from the sale to pay so we have created an amendment for proceeds to be held in escrow.
