Happy Monday and Welcome to HOA Made Simple.

HOA management involves a lot more than simply receiving a request and sending someone out to fix it.

Sometimes the solution is straightforward. Other times, there are approvals to obtain, proposals to gather, responsibilities to determine, vendors to coordinate, or outside parties that have to become involved.

And sometimes, the management company simply does not have the authority to make the decision on its own.

That doesn’t mean nothing should be happening.

Management’s role is to help determine the next step, gather the information needed, communicate with the appropriate parties, follow up, and keep the process moving.

Not every part of the process can happen immediately, but there should still be communication, follow-through, and progress along the way.

That distinction matters.

Last night was about something much bigger than business. 🤍

When Kyndal invited me to be part of an evening supporting the Cystic Fibrosis Foundation, there was no question that Legacies would be honored to stand alongside her, her sweet 4-year-old Kami, and so many others fighting for a future where cystic fibrosis no longer gets the final say.

Seeing the Legacies name represented last night was incredibly special, but even more meaningful was knowing that we were able to play a small part in something with such a big purpose.

We believe the greatest impact we can make is the one that reaches beyond ourselves. We are grateful for every opportunity God gives us to show up, give back, and love people well.

Here’s to another step closer to a cure for Kami and every family walking this road. 💜

If the management company doesn't make the decisions, what exactly does it do?

A lot, actually.

Professional association management happens largely behind the scenes.
It is the communication homeowners receive, the financial information a Board relies on, the vendor coordination happening between meetings, the records being maintained, the compliance processes being followed, the budgets being prepared, and the countless follow-ups required to keep decisions moving forward.

But good management is more than completing tasks.
A strong management partner brings experience to the table so a Board can make informed decisions. We help identify concerns, explain options, provide professional guidance, create processes, communicate clearly, and then carry out the direction of the Board within the responsibilities entrusted to us.

The Board leads.
Management manages.

And when those roles are clearly understood, both can do their jobs more effectively.

HOAs can be confusing.

One community may operate differently from another, especially depending on whether it is still under declarant control or has transitioned to homeowner leadership.

But one thing remains the same:

The management company does not make the decisions for the association.

During the development period, the declarant appoints the Board of Directors, and that Board makes decisions for the association.

After transition, homeowners elect the Board of Directors, and that Board makes decisions for the association.
The management company’s role is to provide professional guidance, implement the Board’s decisions, and help the community operate effectively in accordance with its governing documents and applicable laws.

Understanding these roles creates clearer expectations, stronger communication, and healthier communities.
That is exactly why we created HOA Made Simple.

Our goal is to help homeowners, board members, and developers better understand how community associations work, including the important differences between declarant-controlled and homeowner-controlled communities.

There is something special about the Fourth of July.

It reminds me that freedom is never something to take for granted. It was earned through incredible sacrifice, protected by brave men and women, and entrusted to each of us to steward well.

At Legacies, we’re especially thankful for the freedom to live out our faith, serve others with integrity, and help build stronger communities every day. Those are blessings we never want to overlook.
