The latest appreciation/depreciation numbers released by the FHFA (Federal Housing Finance Agency) for the fourth quarter of 2021 indicates that the Baton Rouge and surrounding market has experienced an appreciation rate of 9.35% in the last twelve months, with an increase of 2.27% in the last quarter. The Greater Baton Rouge Metro area is showing a 25.75% increase over the last five years. This is an average for the entire market. Each neighborhood is looked at individually to determine if they are increasing or decreasing.

The Greater Baton Rouge Metro area is showing a 19.32% increase over the last five years. This is an average for the entire market. April's employment numbers were good. The unemployment rate fell to 3.9%, its best rate since 12/00, and the broadest measure of unemployment fell to 7.8%, best since 12/01. Yet wage growth was unchanged from earlier months, easing fears of inflation. And, that's surprisingly good because job growth of just 164,000, and the upward revision of 32,000 to just 135,000 for March, suggests a labor market slowly running short of workers.
