📖 Inspection Story Time

A recent client hired us to perform a home inspection on a property he was under contract to purchase.

Before the inspection, he mentioned that the seller's disclosure indicated the home's knob-and-tube wiring had been replaced.

Sounds good, right?

Well, once we got into the attic, we discovered active, energized knob-and-tube wiring still present in the home.

⚡ Live.
⚡ Connected.
⚡ Still in service.

Now, we're not suggesting anyone intentionally misrepresented the property. In many cases, homeowners simply don't know the full history of what has or hasn't been updated over the years.

But that's exactly why inspections matter.

A disclosure can be helpful.
A conversation can be helpful.
Documentation can be helpful.

But nothing replaces having a qualified inspector physically evaluate the property.

Had our client relied solely on the disclosure, he may have never known the wiring was still there.

The lesson?

Why?

Because rain can reveal problems you may never notice on a sunny day.

Even during a quick tour or while sitting in your car, pay attention to:
✔ Water standing around the home
✔ Water running toward the house instead of away from it
✔ Soggy areas that stay flooded
✔ Overflowing gutters
✔ Water collecting near sidewalks, patios, or the foundation

For inspectors, rainy days can actually be a huge advantage because leaks and moisture issues often show themselves in real time.

A home can look perfect in dry weather… until the rain comes.
