✨ **Client Story Time** ✨

This week reminded me *exactly* why I love what I do.

My sweet client and I searched for **8 months** — touring homes, walking new-build communities, asking questions, and refusing to give up on her dream. For so long, she believed homeownership might be out of reach… until she saw the incentives new builders were offering. Between special programs, generous credits, and a lower interest rate she didn’t expect, she realized her dream home was actually *within reach*. 🏡✨

She found *the one*, signed the contract… and then the unexpected happened: the government shutdown put her loan on pause. 💔
She called me worried, thinking the dream might have to wait again.

But we held on together. And when the government reopened, her loan started moving forward — and that spark of hope came rushing back. 🙌💙

Standing beside her through eight months of searching, the highs, the pauses, and the “can this still happen?” moments has been such an honor. This is why I show up. This is why I do what I do. 🤍

She’s officially back on track, and I cannot WAIT to be by her side on closing day as she steps into the home she once thought was impossible. 🏡✨

✨Small acts make big impacts.✨

Recently, I wrapped up a little neighborhood food drive I organized, and I’m so grateful for the neighbors who took the time to donate.

Everything collected went straight to Denton Community Food Center, and even a few bags of groceries genuinely make a difference for families who need it.

I love being part of a community that cares. Looking forward to doing more things like this throughout the year — serving my neighbors will always be at the heart of what I do. 🧡

"SNAP benefits will restart, but will be half the normal payment and delayed" — that's the headline of an NPR article that came out this week. I can't help but think of the families and individuals that rely on these benefits because they're elderly, children, or disabled, and those that won't be able to feed their families as we approach the holidays.

Food banks around the country are trying to pick up the slack from the pause in SNAP benefits. The courts say benefits must be restored but it is unknown when. Here are some local resources in case you find yourself in need of assistance.

Housing inventory is opening up, giving home buyers more options. In August, inventory levels rose about 12% compared to a year ago. Homes are also sitting longer: The median time on the market was 31 days in August, up from 26 days a year earlier, according to the latest REALTORS® Confidence Index. Buyers now have more choices—and less of the frenzied pace of years past. 🏡

These factors could open the door to more first-time buyers, in particular, who have been largely sidelined due to higher costs and limited choices. First-time buyers made up just 28% of August transactions—well below their historical 40% share prior to 2008.
