Most people relocating to Denton County think price is the main decision.

It’s not.

I’ve seen buyers choose between two homes at the same price…�and end up with a $700+ difference in their monthly payment just based on location.

Different cities = different taxes, HOA, and long-term costs.
�And that’s the part nobody explains before you move.

Yes homes are sitting on the market.

The question is, can that be influenced? Can a realtor’s marketing really make a difference?

My answer: absolutely yes.

We just put a home under contract where the comps were sitting on the market for 100+ days. We went live, and it was under contract in 14 days—without a price drop.

The difference wasn’t necessarily the house. It was how it was positioned. Most listings right now are priced based on old comps and marketed the same way they were 6 or even 12 months ago—and buyers just aren’t responding to that anymore.

If I were buying my first home in Denton County right now, this is exactly how I’d approach it.

Not the flashy advice you hear online — just the things that actually help buyers win.

3 things I’d focus on:

1️⃣ Search by monthly payment, not just price.
Property taxes and insurance vary a lot across North Texas. Two homes with the same price can have very different payments.

2️⃣ Look at homes that have been on the market for 14+ days.
That’s when sellers start getting more flexible and negotiations open up.

3️⃣ Ask for seller credits.
Instead of only negotiating the price, credits can help cover closing costs or buy down your interest rate — which can make a bigger difference to your monthly payment.

Buying your first home can feel overwhelming, but a few small strategies can make a huge difference.
