Selling Right Now? Let’s Talk Truth.
If you’re trying to sell a home right now—deep breath. This one’s for you.
That equity number? It’s not real until closing day.
You can’t spend it, roll it into the next house, or count it in your bank account until a buyer signs the dotted line and hands over the funds. Until then, it’s just a number on paper.
And here’s the part nobody loves to hear:
That number isn’t based on what your home was worth in 2021.
It’s not based on what your neighbor got last year.
And it’s definitely not based on what you need to walk away with.
It’s based on what a buyer is willing to pay—today. In this market.
And this market? Honestly... it’s weird.
Some homes are getting full-price offers in days. Others are sitting for weeks with crickets. Buyers are cautious. They’re picky. And they know they hold the cards right now. If they don’t feel the value the moment they walk in? They’ll bounce.
And when it’s not the buyers pushing back, it’s often their agents. (If you know, you know.)
If your house hasn’t sold yet, that doesn’t mean your agent is slacking.
Most of us are hustling hard—photos, video, open houses, online exposure, proactive calls, you name it. We’re doing everything we can to get eyes on your home.
But when a home just isn’t moving, it usually comes down to two things:
Price and perception.
Either buyers don’t think the price is right, or once they see it in person, something doesn’t match the vibe of what they expected for the money.
I know no one wants to talk price changes. Believe me—I get it.
But sometimes, when everything else has been done right, that’s the last lever we’ve got left to pull.
I’m not here to sugarcoat. I’m here to tell you the truth. Because that’s what I’d want if I were in your shoes.
This market is a rollercoaster. One minute it’s hot, the next it’s ice cold. It’s testing everyone’s patience—mine included. But you’re not alone in this.
