A few years ago, I helped a sweet family sell their home and move into a new one… right here in my neighborhood. What I didn’t know at the time was that I wasn’t just gaining clients—I was gaining neighbors and friends.

I’ve had the chance to watch their daughter grow into this next stage of life… from living at home back then, to recently marrying the love of her life (cue all the happy tears, it was a BEAUTIFUL wedding!), and the two of them starting their journey together.

They’ve been doing things the smart way—living with family, saving, planning… and now it’s happening.

✨ They’re officially UNDER CONTRACT on their very first home together. ✨

And not just any home—a brand new build in Sanger where they get to start this next chapter exactly how they want it.

Mortgage rates dipped a little this week.

The reason? Markets got some relief after news of a U.S./Iran ceasefire.

Hopes that the conflict might cool down helped ease some of the pressure that had been building from higher oil prices and inflation concerns. As markets grew more optimistic, mortgage rates edged a little lower too.

That’s the good news.

The cautious part is that markets are still watching closely to see if the ceasefire actually holds. Oil prices fell after the news, which helped rates move down slightly, but investors are still reacting quickly to any signal that tensions could rise again.

What does this mean if you're thinking about buying or refinancing?

Even a small change in mortgage rates can matter.

• It can improve buying power
• It can slightly lower a monthly payment
• It may create a little more breathing room when considering refinancing or making your next move

Another thing markets were watching this week: the labor market.

The latest jobless claims report showed the job market is still holding up fairly well. That’s generally positive for the economy, although strong employment can also slow how quickly rates fall if inflation takes longer to cool.

• Inflation Expectations: ~3.8% (1-year) / ~3.2% (long-run)

One thing that has changed compared to the frenzy a couple years ago: buyers in many markets now have more choices and more room to negotiate.

So while this week only brought a modest improvement in rates, it’s still a step in the right direction.

When a past client messaged me and said he wanted to start a new home search for his daughter’s first house, I had a feeling this one was going to be fun.

They already had a few homes picked out to see, but mom and dad were doing the showings since their daughter, son-in-law, and one-year-old baby are currently living out of state and planning their move back to Texas.

I will admit… I was a little surprised when the showing requests came through for Mesquite. But hey — that’s what they found online, so that’s where we started!

As we talked more, the bigger picture came into focus.
Hubby’s new job is in Carrollton, mom and dad are in Denton, and the other grandparents are also in Denton.

So naturally I had to ask… why Mesquite?

The answer was simple: that’s where they thought homes in their price range were.

I was very happy to deliver the good news that we had much better options a lot closer to work and family. So we shifted the search a bit — looking in Irving, The Colony, the Lake Cities, and the south side of Denton.

And then… we found it.

A cute little starter home tucked into the kind of neighborhood people hope for — close to a great elementary school, easy access to work, and just a short drive to the people who matter most.

I can’t wait for this sweet family to get settled and start their next chapter here.

SPRING BUYING SEASON IS HERE!

The Denton housing market is shifting toward balance this spring, giving buyers more breathing room than they’ve had in several years. Recent MLS-style market data shows the median Denton home sale price around $368,000–$372,000, essentially flat to slightly down year over year.

Inventory has risen compared with the tight pandemic market, with Denton County housing supply ranging roughly between 3.3 and 7 months depending on the dataset, a major increase from the near-1-month inventory levels seen during the 2021–2022 boom.

Homes are also taking longer to sell. The typical Denton property now spends about 60–99 days on the market, depending on price range and neighborhood, compared with the extremely fast sales pace during the peak market.

Mortgage rates remain elevated but slightly improved from last year, generally hovering in the mid-6% range for a 30-year fixed loan.

More inventory, longer days on market, and fewer bidding wars mean buyers finally have room to negotiate on price, repairs, and concessions in ways that were almost impossible during the pandemic market.

Selling Right Now? Let’s Talk Truth.

If you’re trying to sell a home right now—deep breath. This one’s for you.

That equity number? It’s not real until closing day.
You can’t spend it, roll it into the next house, or count it in your bank account until a buyer signs the dotted line and hands over the funds. Until then, it’s just a number on paper.

And here’s the part nobody loves to hear:
That number isn’t based on what your home was worth in 2021.
It’s not based on what your neighbor got last year.
And it’s definitely not based on what you need to walk away with.

It’s based on what a buyer is willing to pay—today. In this market.
