Friday night. Technology failing. Closing in a hotel room. Husband overseas. Then a Saturday closing. Wild one, but worth the read. 👇

After nearly a decade living abroad, this family was finally moving home & rebuilding everything from scratch. New cars, bank accounts, phones with US numbers, all while house hunting with a 14-hr time difference to keep the husband in the loop. You think moving is stressful - try an international move!

We found their home. Then came closing day.

Because the husband was still overseas, we did a RON closing (Remote Online Notarization) which lets buyers sign digitally from anywhere in the world. Newer technology, huge deal. The alternative used to be driving a full day to a US embassy, signing with a notary, and mailing everything back. So even with what happened next, this is still better.

What happened next: due to some data entry errors on the verification portion, the system threw a 24-hr hold. On a Friday night. I watched the energy drain right out of my clients.

Then my lender Shelley called with Teri from the Fairway closing team already on the line. 5:30pm Friday, and Teri was calmly working through every option imaginable. We HAD to wait 24 hrs but she said "We aren't waiting until Monday."

Teri personally conducted their RON closing Saturday evening. When I realized I had a conflict, Shelley didn't hesitate. She grabbed her laptop, drove to the hotel, and sat with our client through the whole thing. Original closing date kept. Seller didn't touch a single new document.

You don't always know what people are made of until the pressure is on. This is why I love working with Shelley and her team. 🤍

What just happened?! 🤯

In the last week alone, I have:
✔️ 3 homes under contract
✔️ 2 buyers + 1 seller officially locked in
✔️ Countless showings
✔️ Multiple offers written (and competing HARD)

First… HUGE congratulations to my clients 🎉👏
Winning in this kind of market shift is no small thing, and I’m so excited for each of you!

Now let’s talk about what’s going on…

About 10 days ago, the market flipped...and I mean fast. Ask anyone you know in real estate and you will find a lot people dealing with whiplash! 😂 We’ve been in a buyer’s market for a couple of years now, with some ups and downs tied to rates and the economy. But these last couple of weeks? Total whiplash.

We went from homes sitting 3-6 months…
➡️ To bidding wars within 24-48 hours.

And this isn’t just one price point or pocket of the market. I’m seeing it across Denton and Tarrant counties with buyers at all levels. The only segment that hasn’t fully felt it yet is luxury over $2M. But even there, buyers for that price point are just now getting their homes under contract, so I expect that shift to follow soon.

I’ve been warning my buyers this was coming but I don’t think any of us expected it to happen overnight.

Last closing of the year and this one hit a little different 💚

Some of you may remember Reagan, who worked with me as my marketing assistant a few years ago while she was in college. Fast-forward and she’s now landed her dream big-girl job, got married… and now just closed on this gorgeous new construction home.

Getting to walk alongside her and her husband in this season felt extra special...feeling proud big sis vibes. Watching past team members grow and succeed is just the best feeling. So grateful to end the year on such a high note 🏡✨

Today was a GOOD day. 💚

We officially got these amazing humans under contract and this one means a little extra to me. Not only are they some of my favorite past clients (truly the sweetest), but this is also the very first contract under Sage & Stone Realty Group.

They had been searching in a tough price point where most options were early 1900s homes that needed a lot of work. Charming, yes… but garages were rare (something they really wanted) and major updates and repairs were almost a guarantee. We had even paused house hunting for the holidays, expecting we’d pick it back up later.

Then an opportunity popped up that I couldn’t ignore.

After preparing themselves for a 100 yr old home with big repairs ahead, they suddenly found themselves able to consider new construction...something they never thought would be possible. Even though the price was higher, builder incentives changed everything:
• An interest rate that kept their payment where they were comfortable
• All closing costs covered
• All the extras we asked for were negotiated in
• And the peace of mind of a brand-new home with warranties (and no surprise $20k in repairs)

The day was filled with smiles, hugs, laughter… and yes, actual dancing and singing. 🥹

What a gift to kick off the brokerage’s first transaction with clients I adore and a reminder of why I do this work. Helping people see options they didn’t think were possible will never get old.

This has been years in the making. After 900 hours of coursework and earning my broker’s license, I spent last year building the brand and doing all the behind-the-scenes work. And now…it’s real.

Owning a brokerage means I get to fully shape how I serve, how I lead, and the experience my clients and agents have. I wanted a space rooted in genuine care, education, community, honest communication, and a calmer, more down-to-earth approach. A place where people feel welcome, supported, and safe.
