Rates matter. Price matters. But leverage matters too.

A recent Redfin report found nearly half of buyers received seller concessions in August, and about 15% got both a concession and a price reduction.

That’s why I’m spending more time looking at days on market, seller motivation and how the offer is structured, not just the number on the sign.

A $10,000 price cut and a $10,000 seller credit can do very different things for a buyer.

In this example:

$10K off the price = about $60/month in savings.

$10K toward a permanent rate buydown = about $214/month in savings.

Same $10K. Very different impact.

The point isn’t that one option is always better. It’s that the best negotiation depends on what problem you’re trying to solve.

Arts & Autos is back in Downtown Denton this Saturday, Sept. 12 from 9 AM–3 PM. Classic cars and hot rods, live music, Chalk Fest, vendors and plenty to walk around and see on the Square.

There’s also a Friday night kickoff at Patterson-Appleton Arts Center from 6–9 PM.

And yes, it’s free.

South Denton is changing fast. 👀

Denton’s first H-E-B at Robson Ranch Rd. and I-35W is now expected to open in late 2026, earlier than previously projected.

And H-E-B is only part of the story.

The surrounding Landmark development is planned for thousands of homes, apartments, commercial space, parks and open space. That is a lot of growth headed toward this side of Denton.

So I’m curious what the people who actually live around here think:
