This closing was about much more than buying a home. It was about protecting my client every step of the way.
My client and I explored several paths to homeownership before ultimately finding the right fit. By working closely with our lender and structuring the financing strategically, we were able to position her to purchase a beautiful single-family home where she can begin building equity and long-term wealth.
Along the way, we also went under contract on a property that initially looked promising. Thanks to our inspector Jared , who insisted on gaining access to the crawlspace, we uncovered serious foundation issues during inspection.
With additional guidance from a structural engineer and support from my managing broker Angie .realtor.denver, my client made the decision to terminate the contract.
When the seller initially refused to release my client’s earnest money, I put together the proper documentation and formal notices outlining the contractual obligations and next steps. Shortly after, the seller agreed to release the full earnest money back to my client.
