1 & 2: Represented Seller & Buyer as TB on adorable townhome in Lakewood - $360,000. I was able to help my Sellers stage their home and get it on the market quickly while helping search for their next dream Casa 🏡 Buyers were first timers looking for a more permanent place to call ~home~ for their family 👨‍👩‍👦 they were so excited for this big next step! They were able to strategize on how they could make this purchase with $0 down and actually got a few thousand back at the closing table 😱

3. Represented Buyers on their next big step. We were able to get them $5K off purchase price ($35k off original), $10,000 of concessions AND a brand new roof (class 4 shingles of course). This was a bit of a crazy one 🤪with lots of hard work put into it but it’s all so worth it to see my client’s excited for their next chapter 📖

Bringing some clarity to a topic I’ve been thinking about quite a bit lately! 💭

During my open house the other day I mentioned that right now was a great time to buy and the woman said “really?!” In a shocked tone of voice. The answer is YES and let me tell you why.

1. For every 1% that interest rates drop, 5 million buyers come back into the market, according to BlackRock. Don’t compete in the spring - you WILL be paying over list price. 💰
2. Given Denver’s seasonality🍁, the number of new listings to market will start to climb through the end of the year while the number of pending transactions stays stagnant, and even declines. This gap in the curve creates ~opportunity~. While everyone else is sitting on the sidelines, your finding deals and getting reductions on purchase price, or better yet, getting seller concessions that help you to get to a rate in the 5’s or 6’s.
3. The cost of waiting is just too high! On avg, the Denver Metro has appreciated by 8% on average since 2010. Meaning, you’re missing out on that appreciation by waiting on another year. If you’re purchasing a million dollar home that is $80,000! ($40K on a $500K home). I can speak to this personally. We bought our home almost 4 years ago (in Fall so we got a great deal) and have seen over 50% appreciation in our home’s value 😱🤯📈
