New listings took a leap, clocking in at a solid 14.73% increase, with detached properties stealing the spotlight at an impressive 17.94% surge. Meanwhile, pending home sales saw a healthy uptick of 6.5%. However, closed sales trailed behind, showing a 6.26% decline, signaling a touch of market caution.

📊 Single-family properties saw an 11.95% jump in pending sales and fetching a median close price of $625,000. On the flip side, attached properties witnessed a slight dip in pending sales by 6.61%, maintaining a stable median close price of $395,000.

📈 Despite stable interest rates, lingering uncertainties, notably around the presidential election, kept the market on its toes. Nevertheless, industry experts foresee a robust spring selling season, driven by pent-up demand and favorable lending terms.

🏡 For potential buyers, the advice rings clear: don’t hold out indefinitely for lower interest rates. Doing so might just land you in a fierce competition arena with escalating prices.
