Rates ticked up — but buyers still have a card to play

Mortgage rates nudged up this week — 30-year fixed is at 6.55%, the highest since August 2025. Worth noting: that's still lower than this time last year, when rates were at 6.75%. Here's the part that doesn't always make the headlines: buyers still have real negotiating power right now, and one of the best tools is asking sellers to pay for a rate buydown instead of (or alongside) a price cut. It can lower your monthly payment more than a small price reduction would — but only if someone's actually asking for it and knows how to structure it. That's where having the right person in your corner starts to matter. If you're weighing whether to buy now or wait, let's talk through what a seller-paid buydown could look like on a specific property.
