Seems like ages ago that you made that very first call to your agent. It’s been a whirlwind, but now, you’re in!

Well, okay, technically, you’re in. That kick-up-your-feet feeling? That’s still a few dozen boxes away.

To keep you focused and motivated amid the cardboard chaos, here’s a checklist for after the big move. Cross these off one by one, and you’ll be kicking back in no time!

1. Call the utility companies to get everything up and running in your name.
2. Do a slow walkthrough taking notes and photos of any tasks, repairs, or cleaning you need to do.
3. Keep a running list of items you need from the store.
4. Change the locks on the exterior doors and reset any remote access codes.
5. Set up the bedrooms first and unpack the kitchen second. Dinner tonight? Takeout. 100% takeout.
6. Introduce your four-legged friend to their new world. Walk the boundaries of your property, and be patient with his exploring.
7. Change your address at the post office and order “I’ve moved” cards to let your family and friends know your new address.
8. Meet the neighbors and ask for referrals for any service providers you need. Be sure to ask about social media groups related to the neighborhood.

The first few days after move-in day are so exciting…and exhausting. Don’t worry — it’s only temporary!

If a kitchen reno is top of mind this November, you might as well explore all your options! Here are a few smart home hacks you may want to use as inspiration from adventurous others who’ve gone before you:

- Consider garages for your appliances. Cabinets to hide appliances are a sleek and smart way to keep your kitchen looking and feeling oh-so tidy.
- Consider installing a pot filler. You can fill pots with water right at the stove, or even install a pot filler above your pet's water bowls for ultimate convenience!
- Put that island to work for all things, including as a home base for appliances like a dishwasher, especially if your sink is also on the island).
- Don’t put that cutting board away — give it its own drawer right over the trash can, for Pete’s sake!

Of all the expenses that come with buying a home, prepaid costs can sometimes take buyers by surprise. (And while we all love a good surprise, you definitely don't want one in the buying process!). So, here's what to know:

Prepaid costs are upfront cash payments you make at closing for various mortgage expenses before they’re actually due. Funds are held in escrow until needed. They include:

- Initial escrow deposit
- Homeowner’s insurance premiums
- Real estate property taxes
- Mortgage interest

Prepaids are separate from closing costs which include the title search, appraisal, and cost of processing the loan.

Ready for some real talk about getting a mortgage this fall?

As rates inch higher, more homeowners are buying down their interest rates. Curious about what that means and if it’s right for you? Here’s the rundown on mortgage rate buydowns:

- A mortgage buydown is a way to lower your interest rate by paying discount points at closing. Discount points are a one-time, upfront fee.
- Each point costs 1 percent of the mortgage. For example, one point on a $200,000 mortgage would cost $2,000.
- Each point lowers the rate by 0.25 percent. So, one point would lower a mortgage rate from 6 percent to 5.75 percent for the life of the loan.

If you've got some extra savings and can afford it, buying mortgage points may be a smart investment.
