This is what I see housing affordability looking like for new home buyers. Can you afford a house at these rates? The average rent in the Denver market is $1,879

Assuming your payments are 1/3 of your income and that's amount before IRS/State taxes are taken out. Some lenders may stretch incomes and everyone's expenses may vary/differ. Keeps in line you can typically afford a house 4x your yearly income. Though lending standards say 2.5x your year income.

The Median prices of a home in Denver Metro Area as of May 2022 is about $684,550.

Is it cheaper to buy or rent depends on segment of the market. It may be cheaper to purchase a town home/condo priced under $350,00 than to continually rent.
It may not be cheaper or always make sense to rent a 4 bedroom Single Family Home valued at $700,000. A lot of that depends on the landlords situation and kindness

All the talk of interest rates....this is what it does to the cost of your montlhy mortgage payment. in January of 2022 rates were just under 4% and we are now up above 5.5%...we will go higher to 6% or could end the year 7%...it's not to be cheaper than now at 5.56%. It's only forecast to go up. Better to buy now and hope rates fall sometime in the future than to try and wait it out.
